"In the industry, we don't ignore anomalies. A small leak or a minor vibration could signal a major system failure.

The same logic applies to your future home. When I walk into a property, I’m not looking at the wallpaper; I’m looking at the bones of the building.
One of the most common questions I get: 'Is this crack dangerous?'

1. The Hairline Crack (Non-Structural)
• Appearance: Very thin (less than 1mm), usually straight or following the edge of a door/window.
• The Cause: Usually just 'settlement' or the plaster drying at a different rate than the brick.
• The Verdict: Cosmetic. A bit of filler and paint will fix it. No risk to the building.

2. The Structural Crack (The Red Flag)
• Appearance: Wider than 3mm (you can fit a 50 sen coin edge inside), zig-zag patterns, or 'stepped' cracks in the brickwork.
• The Cause: Foundation movement, soil subsidence, or poor load-bearing design.
• The Verdict: High Risk. This could cost you tens of thousands in piling or underpinning works later on.

Engineer’s Tip: Always check the exterior walls and the corners of the house. If you see a horizontal crack or a crack that continues from the floor up the wall, Stop. Get a professional assessment before signing that Booking Form.

“Data tidak menipu. Taman Mas – Apartment Bertingkat Tinggi vs Kg Lombong – Teres Setingkat). Ini adalah pengiraan pulangan sewaan. Yang mana satu pilihan lebih bijak untuk tahun 2026?”

"High-Rise atau Landed? Mana satu 'Engineer Choice' untuk 2026?"

"Ramai tanya saya, mana lagi untung? Apartment kat Taman Mas ke, atau Teres Setingkat kat Kg Lombong?

Sebagai Engineer, saya tak tengok rupa, saya tengok Asset Performance.

Taman Mas (High-Rise): Pulangan/Hasil tinggi (boleh cecah 5%!). Sangat sesuai untuk 'Cash Flow'. Tapi ingat, maintenance fee kena kira sekali dalam bajet bulanan. Kalau lif rosak contoh, 'value' rumah boleh jatuh.

Kg Lombong (Landed): Pulangan/Hasil mungkin rendah sikit (sekitar 4%), tapi anda beli Tanah. Dalam jangka masa panjang, capital appreciation landed property biasanya lebih stabil. Sesuai untuk simpanan masa tua.

Kesimpulan: Kalau bajet bawah RM250k, Taman Mas adalah 'entry' yang bijak. Kalau ada modal lebih dan nak 'security' jangka panjang, Kg Lombong jawapannya.

"Ramai yang tanya saya, 'Tak penat ke kerja Engineer tapi buat Real Estate juga?'

Jujurnya, memang penat la kan. Sebagai seorang jurutera sepenuh masa, jadual memang tak menentu. Ada masanya 'tenggelam' dengan kerja di site atau testing di pejabat sampai tak sempat nak buka MedSoc. Itulah sebabnya saya agak menyepi.

Tapi kenapa saya tetap pilih untuk jadi Ejen Hartanah (REN)?

Sebab saya percaya, selain untuk mendapat kan side income,sy juga dapat membantu orang dan belajar benda2 baru.

Saya mahu normalisasikan bahawa:

1) Tak salah ada 'side hustle' untuk masa depan, asalkan kerja utama tetap dijaga.
2) Jadi ejen part-time bermakna saya lebih selektif—saya hanya rekomen unit yang saya sendiri yakin dari segi teknikal dan nilai.
3) Kesibukan saya adalah jaminan bahawa saya tidak akan 'push' anda semata-mata demi komisyen, kerana saya faham nilai masa dan kualiti.
