New state regulation on short-term rental will be commencing in Penang, on 1st November 2026.

Key points:
- High-rise such as service apartments and SOHO are allowed but must obtain licensing from local council.
- Landed can only be considered with permission to convert zoning.
- "No-go" zone has been designated to completely restrict short-term rental.
- Other than licensing fees required, renewal of RM1,800 per unit must be made.
- Failure to comply will incur penalty of RM2,000, a jail term of one year or both.

Over the weekend, a property suddenly had its power completely cut off. Upon checking it, it was found out that long time ago another party installed split meter without proper guidelines and wiring. It was a case of "just pull some wire that makes sense from DB box to connect split meter".

It worked fine after installation but it won't last long term, and that was exactly what happened last weekend.

And this issue is so common among landlords who are doing room rentals. To install it with a contractor is easy, but to do a proper job, find an actual electrician with certificate to do it.
