Yes.

Malaysian Estate Agency Standards 2020, Standard 4.2.6 — once the deal is locked in, full agent fee is owed.

And the buyer can claim damages under the SPA too.

Before you sign the Letter of Offer and accept the earnest deposit — think twice.

Buyer pulled out. Who keeps the deposit?

Under MEAS 2020 Standard 4.2.7, the agent is entitled to 50% of full fees OR 50% of the forfeited deposit, whichever is lower. Plus disbursements backed by receipts.

Only applies before the Sales and Purchase Agreement or Tenancy Agreement is signed.

Save this for when a deal falls through.

Selangor Dredging buys 29.19-acre leasehold land in Dengkil for RM87.9m (RM69psf)

Selangor Dredging Bhd’s wholly owned unit is buying 29.19 acres (11.81 hectares) of vacant leasehold land, together with completed earthworks, in Dengkil, Selangor for RM87.9 million from Xtra Touch Sdn Bhd.

The land is located within the township of Taman Putra Perdana, within close proximity to major highways and facing a 20-acre lake.

The land’s gross development value (GDV) is estimated to be approximately RM609 million, as the group’s wholly owned unit Prestij Permai Sdn Bhd is proposing to develop the land into about 550 units of two- and three-storey terraced houses.

HIL Industries expands its property development by acquiring new land

Amverton Prop Sdn Bhd, an indirect wholly-owned subsidiary of HIL Industries Bhd, has entered into a conditional sale and purchase agreement for a 1.21- hectare plot of land in Kuala Lumpur with A & M Modern Homes Sdn Bhd (AMMH) for RM47 million. (RM360psf)

The proposed acquisition will allow the company to replenish its land bank and property development projects as its ongoing projects near completion. It will increase its existing land bank from 22.86 hectares to 24.08 hectares available for development.

The potential development of the AMMH land is also expected to boost revenue and profit contribution from the property development segment, as well as the company's overall financial performance.

Tri-Mode to acquire leasehold land in Pulau Indah for RM42m

Tri-Mode System (M) Bhd has proposed to acquire three parcels of leasehold land in Pulau Indah, Klang for a total cash consideration of RM42 million (or RM75 per sq ft).

The proposed acquisitions form part of the group’s strategy to accumulate strategic land to accommodate Tri-Mode’s future operation requirements in the Port Klang region.

Tri-Mode said it is buying the land from Central Spectrum (M) Sdn Bhd, a company indirectly owned by Menteri Besar Selangor Incorporated.
