STEP UNTUK BELI RUMAH🏡

❤️Step 1

-Semak kelayakan buyer (DSR)
-Buyer & Agent viewing rumah
-Sign Offer to Purchase form (OTP)
-Bayar 3.18% earnest deposit dan untuk lock unit .

❤️Step 2

-Submit document buyer kepada pihak bank untuk proses pinjaman.
-Loan approval 90% baru proceed.
-If reject deposit 3.18% refund 100%

❤️Step 3

-Selepas loan Approved, lantik laywyer (LA & SPA)
-Buyer sign Letter Offer (LO) daripada bank
-Lawyer prepare S&P baru, buyer and owner sign

❤️Step 4

-Lawyer akan apply consent daripada pihak berkuasa negeri untuk proses pindah milik

❤️Step 5

-Sekiranya Freehold, selepas SPA Stamping terus boleh keluarkan KWSP
-Sekiranya Leasehold, kena tunggu dapat consent dahulu baru boleh keluarkan KWSP
-KWSP boleh diguna untuk selesaikan baki 10% deposit (6.82%)

-Buyer Jumpa lawyer LA untuk sign Loan Agreement

❤️Step 7

-Bank serah 90% kepada lawyer (sekiranya loan lulus 90%)
-Lawyer check tunggakan bil rumah
-Sekiranya ada tunggakan owner akan lunaskan dan lawyer akan follow up

❤️Step 8

-File document di pejabat tanah untuk pertukaran nama di geran

❤️Step 9

-Buyer dapat 🗝rumah 😊
-Owner dapat balance 💵 jualan rumah.
