昨晚 10 点多,手机响了,朋友打来问:“oii,出来 Mamak 喝茶吹水咯!” 我笑回他:“还在 Seri Kembangan 忙着挂布条呢,你先喝吧,我还要跑几场!” 😂

很多人好奇,为什么我们要大半夜出来挂布条? 其实我们团队有自己的坚持: 1️⃣ 天气凉爽: 大马的白天太阳太辣🥵,晚上干活效率高,大家也不会满头大汗。 2️⃣ 不影响邻居: 晚上店铺都休息了,我们施工不会挡到人家做生意,更不会惊动路人。 3️⃣ Parking 自由: 白天在 Puchong/沙登找位子简直是挑战,晚上空位多,搬梯子、工具也安全很多!🛒

虽然流了点汗,但看到这排 3间 Adjoining (连铺) 单位 的布条挂得整整齐齐,心里特别踏实! 这种大单位在这一带非常稀缺,不管是做 Showroom、超市还是大型餐饮 都非常 Ngam!

最近看到一张关于
2025 年上半年外国人来马购屋的数据图。
表面看起来,数字不低,
很多人第一反应都会问:
「是不是外国人开始大量进场了?」

但从我这几年在 Seri Kembangan
实际接触的情况来看,
感受其实没有那么“热”。

更多时候,
外国买家集中在特定产品、特定价位、特定城市,
并不是全面铺开。
像我们平时在处理的三层商用单位、
或成熟社区里的转手单位,
真正决定成交的,
还是使用需求、位置、现金流与时机。

数据可以参考,
但市场,还是要走进去看。

最近看到一则关于 Taman Puncak Jalil 的正式消息,想在这里和大家做一个整理与分享。

一家本地相当有规模的发展商,
已经完成收购,位于 Taman Puncak Jalil 的两块相连地皮,
总土地面积约 25.87 acres,
地点就在 Jalan Puncak Jalil 8 一带,
靠近 PUJ 8、PUJ 9,以及 Petron 油站附近。

📌 根据目前公开的资料:
- 该地段为 leasehold。
- 未来规划方向为 低密度 landed residential
- 预计将发展约 380 间三层排屋
- 整体规划更偏向家庭居住型社区

值得一提的是,
这块土地原本的规划方向并不是 landed 住宅,
早期曾获得批准建设 约 2000 个 condominium / apartment 单位。
如今规划方向调整,也反映出市场对低密度、实用型住宅的需求变化。

从区域角度来看,
Puncak Jalil 这几年有几个明显的趋势:
