1) 靠近大路
在选工厂的时候,最重要的是地点要靠近大路或者 highway. 这样对市场跑上跑下的送货卡车/罗里都会省下不少时间,对运作方面比较好

2) 国际品牌已入驻
对小厂家来说,最担心的就是买了工厂,后期的问题非常多,真的烦死人!有很多隐藏的问题前期根本看不到,那么就把钱白白投资在不能拿到回酬的地方,所以前期一定要做好分析,如果已有国际品牌或有名的牌子已入驻,工厂地点就可以纳入考量。

3) 格局够高 - 高身工厂 / 保安围篱社区
工厂的构造也是在选择工厂是其中很重要的元素,当格局不够高,有些比较大的卡车进不到就照成麻烦哦~好的工厂区最好是设有保安围篱社区有保安的工厂区会更安全,不用再额外花钱聘请自己的保安哦!

什么是永久地契(Freehold)房地产?

虽然freehold房地产是很多买家的热门选择,但很多人其实对永久产权的法律资讯并不了解, !

什么是租赁地契(Leasehold)房地产?
一般被人们称为99年地契的租赁地契(Leasehold)房地产,实际上属于政府所有。
这类房地产只让业主在一定期限内拥有该房地产,而这个期限一般是30年、60年、99年或999年(999年的案例指出现在沙巴或砂拉越的一些landed房子)

How to choose the location of the factory?
1) Close to the main road
When choosing a factory, the most important thing is location close to a road or highway. So that, can save time of trucks/lorry delivery around.

2) International brands settled in
For small manufacturers, the biggest worry is having afterward problems, which is really annoying! So we must do a good job of analysis before, if the existing international brand or well-known places have settled in, you can consider factories in the near future.

3) Factory/safe fenced community with high enough accommodation
The structure of the factory is also a very important factor in choosing a factory. When the height restriction barriers are low, it will be troublesome for some huge vehicles to enter. Stamp duty is a tax on legal documents and is divided into TWO categories.
Fixed Duties are charged at a set price, and include stamps for individual policies or copies.
Ad Valorem Duties are variable costs based on the value of a transaction that legal documents represent. These include taxes such as those based on the value of a property transfer or loan agreement.

What this basically means is, stamp duty is applicable at a fixed tier for the instrument of transfer (Fixed Duties) AND on a variable cost, depending on the value on the loan agreement (Ad Valorem Duties).

Freehold property belongs entirely to the owner with no control from the government. Since the developers own the land, its ownership – which is in the form of a Master Title

What is a leasehold property?
A leasehold property is owned by the government and can only belong to its owner for 30, 60, 99 or 999 years.

A LEASEHOLD property would be priced slightly CHEAPER than a freehold one, thus making investments more value for money given the lower entry cost and higher rental yields.
