PROPERTIES NEAR PUBLIC TRANSPORTATION SYSTEMS. YAY OR NAY?
We often says that, one of property hotspots factor is accessibility and nearby public transportations such as major roads, highways, public transportation systems (LRTs, MRTs, Monorial) and etc.
But for those areas nearby KLIA airport (Taman Saujana & Kota Warisan) may not be the case. The owners/residents there are complaining for the continuous aircrafts noises flying over their areas. Even a pilot unable to tolerate the noises as well.
This is definitely affecting the value of the properties there, and developers will have hard time to market their developments surround the areas.
Aircraft departing from KLIA2 runway no.3 is required to follow a flight path that turns right after take-off, which sees it flying over Taman Saujana KLIA, Kota Warisan among several residential areas.
Having said that, those properties which are near to trains, LRTs or MRTs may experience the similar problem too from the noises of rail track whenever the train passes by.
So, properties near (or too near) to public transportation systems “may not” necessarily be an advantage afterall. Some people can adapt and get use to the noises after awhile and some can’t. It depend on how loud and severe is the disturbance.
[Will double glaze glass or sound proof window helps to minimize (if not totally eliminate) the noises?]
Tips: If you consider or wanted to buy/invest properties nearby all these public transportation systems, my advice is - go there and experience it yourself first before committing your purchase. This is part of your own due diligence study.
FOR residents of Taman Saujana KLIA and Kota Warisan, aircraft noise has become the bane of their life.
