🤔99年📜地契过期😫了应该怎么处理❓
📌99年地契，也就是租赁地契Leasehold Title。
简单来说，它代表拥有99年土地租赁期的地契，
可以说是目前市场上最多的一种房产拥有权证明。
⚠️由于土地的主权是属于政府的，
所以一般上业主们在📜🔚地契过期后，
都会很担忧应该如何是好？
⚠️其实不用担心，就算地契过期处理，
你依然可以向州政府申请延长租赁的期限。
一旦申请被通过，你只需支付一笔更新费用，
也就是'补上土地溢价（Land Premium）' 就可以了。
这笔费用通常以产业地点、面积大小及产业市价等计算。
📌如产业是在吉隆坡联邦直辖区（契约未满）：
0.25 x 土地利用分类(category of land use) x 土地价值(value of land) x 1/99 x 新租赁的期限减于现有的租赁期限余额(term of new lease minus balance of existing lease)
📌如产业是雪兰莪州：
0.25 x [产业面积（平方尺）(area of land in square feet) x 产业每平方尺市价(value of land per square feet)]/100 x 续约期限(term of renewal)
⚠️参考案例：
假设有一个🏠房子，
✨面积是2000平方尺，
✨地契合约还剩39年，
✨而州政府的土地估值是每方尺RM80。
如果要延长地契的话，它的land premium要给的是：
0.25 （2000*RM80）/ 100*60 = RM24,000
当然，这只是一个概念计算，而当中可能还有一些细节，
建议大家真的要申请的时候一定以专业人士代为执行才好❗️
📌由于更新地契需要时间处理和获批。
所以各位记得一定要提早交出申请，
否则就会因为还没有得到答复而被逼搬迁。
