Dato’ Azman brings more than three decades of experience spanning government, banking, corporate restructuring, REIT management, property development and port operations. His career includes senior roles with Bank Negara Malaysia, Pengurusan Danaharta Nasional Berhad, Bolton Berhad, Integrax Berhad, Northport (Malaysia) Bhd and MMC Port Holdings Berhad.

His breadth of experience, strategic insight and strong understanding of both the public and private sectors will be valuable as AREA Advisory continues to grow and expand its capabilities.

𝗔 𝗺𝗮𝗷𝗼𝗿 𝗶𝗻𝘁𝗲𝗿𝗻𝗮𝘁𝗶𝗼𝗻𝗮𝗹 𝗠𝗡𝗖 𝗶𝘀 𝗷𝗼𝗶𝗻𝗶𝗻𝗴 𝗖𝗢𝗠𝗣𝗔𝗦𝗦 @ 𝗞𝗼𝘁𝗮 𝗦𝗲𝗿𝗶 𝗟𝗮𝗻𝗴𝗮𝘁.

ARATAS Group, a member of the Omron Group, has announced plans to invest approximately RM259 million into a new manufacturing facility at COMPASS @ Kota Seri Langat, marking another major milestone for our managed industrial township.

For COMPASS, this is more than a land transaction.
It is a strong validation of what we have been building: a modern, well-planned industrial ecosystem for manufacturers, logistics players, technology users and global companies looking for a credible base in Selangor.

The new facility will support OMRON’s relocation and expansion in Malaysia, with production capacity expected to increase by 1.5 times. The facility is also expected to serve growing demand across India and the wider Asia-Pacific market.

AREA Group is pleased to see its Chief Technology Officer, Alistair LaBrooy, featured in Nanyang Siang Pau’s article, “Malaysia Must Move Beyond the Era of Pure Land Sales.”

Drawing on his experience across technology, infrastructure, industrial development and data centres, Alistair shared his perspective on how Malaysia must rethink the role of industrial parks.

Industrial parks can no longer be treated simply as real estate products. They are increasingly becoming critical national infrastructure supporting advanced manufacturing, semiconductors, data centres, AI computing, e-commerce, logistics and the wider digital economy.

As Alistair highlighted, investors are no longer focused solely on land prices or factory sizes. They are assessing whether a location can provide reliable and scalable power, flood resilience, fibre and 5G connectivity, access to talent and logistics infrastructure, and sufficient room for future expansion.

The future competition between industrial parks will therefore be determined by who can create the strongest and most complete industrial ecosystem—combining infrastructure, energy, digital connectivity, logistics, talent and long-term expansion capacity.

Over the next decade, the quality of Malaysia’s industrial park development will play a major role in determining the country’s position in advanced manufacturing and the global digital economy.

Malaysia must move beyond building for the sake of building. Industrial land, infrastructure and cities must be planned around the industries the country intends to attract, grow and retain for the next generation.

𝗔 𝗺𝗶𝗹𝗲𝘀𝘁𝗼𝗻𝗲 𝘄𝗼𝗿𝘁𝗵 𝗺𝗮𝗿𝗸𝗶𝗻𝗴: 𝗖𝗢𝗠𝗣𝗔𝗦𝗦 @ 𝗞𝗼𝘁𝗮 𝗦𝗲𝗿𝗶 𝗟𝗮𝗻𝗴𝗮𝘁 𝗶𝘀 𝗻𝗼𝘄 𝗳𝘂𝗹𝗹𝘆 𝘁𝗮𝗸𝗲𝗻 𝘂𝗽.

COMPASS IP Sdn Bhd, a joint venture between Permodalan Nasional Berhad (via MIDF Property), Kumpulan Wang Persaraan / KWAP (via KWEST), and the AREA Group of Companies, has signed the sale and purchase agreement on the final 36-acre plot of the 220-acre freehold managed industrial park. With this transaction, the entire park is spoken for.

The buyer, Global Data Infrastructure Sdn Bhd (part of a global consortium specialising in data centres) will develop a facility carrying a 300 MVA power load and 210 MW of IT capacity. Approvals in principle are already secured, with construction to follow shortly.

COMPASS @ KSL sits inside the logistics triangle of Port Klang/Westport, KLIA and Shah Alam, with a dedicated link to the West Coast Expressway, and it lands Selangor firmly alongside Johor as one of Malaysia's premier destinations for large-scale data-centre investment.

𝗪𝗲 𝗮𝗿𝗲 𝗶𝗻 𝘁𝗵𝗲 𝗘𝗱𝗴𝗲𝗣𝗿𝗼𝗽 𝗝𝘂𝗻𝗲 𝗲𝗱𝗶𝘁𝗶𝗼𝗻.
Northern Malaysia is winning more industrial investment than at any point in its history. The question isn't whether the money is coming — it's whether we build fast enough to keep it.

In this month's Edge Malaysia, I argue that Kedah's northern corridor needs an ecosystem strategy, not another spillover narrative.

The shift is real, and it's in the data:
• Kedah's MIDA-approved projects doubled to 84 in 2025 — the fastest growth of any state.
• EV approvals went from zero to 18 in three years.
• High-value industry share jumped from 38% to 63%, matching Penang.
• Kulim and Sungai Petani now trade within ~8% of each other (RM285 / RM261 psf) — the market reading the mid-corridor as a single industrial geography.

But Made in China 2025 taught a blunt lesson: industrial advantage is built, not received. If we take in relocated factories without building the stack beneath them — power, suppliers, skills, housing, customs that move at the speed of capital — we don't become an industrial node. We become a back room in someone else's system. The plant sits here; the margin stays elsewhere.

This is no longer a real estate question. It is a nation-building one.
