Reports to the Operation Manager and Director.
• To perform all duties within the scope of building management services.
• To overseeing the day-to-day operations of the building management services and covering all aspects of the building services, fixtures, utilities etc.
• To attend regular and scheduled meetings with the MC
• To ensure proper maintenance of the building with a team of sub-ordinates under his charge as well as through liaison with appointed service providers.
• To ensure the issuance of periodical bills to owners and residents as well as collecting the service charges and other charges etc. from the owners/residents as per due dates and ensuring that the collectables are properly banked in.
• To prepare and maintain proper financial records of all collectables and delinquency. Including taking measures to recover debts.
• To ensure all payable bills are paid on time; invoices including utility bills, assessment bills, insurance etc.
• To do a complete and thorough inspection of the building from time to time to ensure the safety of the building is maintained.
• To report any problems that violate building safety, repair broken fixtures and equipment, coordinate building repair works, monitor rodent and insect exterminations.
• To advise all building related matters and supervise projects on behalf of the MC.
• Ensuring the safety and security of the building and residents with close collaboration with the appointed security service provider.
• Managing the inventory, purchases and disbursements.
• To ensure proper filing recording of all correspondences.
• To submit the monthly operation report by 7th every month to HQ.
• Authority liaison.
• To attend and resolve all complaints promptly.
• On call 24/7
• Office hours 9.00am to 5.00pm (Monday – Friday) & 9.00am to 1.00pm (Alternative Saturday)
