The home owner contacted NLHD Inspection team to do a full checking and inspection of their new house. The property is quite spacious with a floor layout of approximately 1000spft. , which come with 3 bedrooms, 2 bathrooms, and a yard.

The owner had highlighted that they found out that the toilet bowl has a defect and they would like this to be included in the report. Upon checking, we found that the toilet bowl surface has a dent and a pinholes on the bowl surfaces, This is clarifies as a material defects in Qlassic term. ( check Photos )

As the apartment is not furnished and come bared finished with no lighting or furnitures installed, the process of inspection the house can be done smoothly.

All the plugs points were tested and deem functional. No major cracks on the wall or floor were found which is a relieve. In addition, no leaking or water stain can be detected in the house.

Most of the defects recorded were for the painting finishes, hollowness in tiles, and plasering stains on window and door frames.

Findings :
Internal defects : 61 nos of defects identified and recorded

The second property inspected by NewLimits Homes Inspection team. The property is located in Bandar Putra Kulai, Johor.
The property is a double-storey intermediate unit, terrace house with a floor plan size of approximately 1820 square ft.

The inspection was done in 4.5hrs. The home owner, Mr Hanif actually has already gone through one round of defects claim with the developer before our team was requested to do the follow up inspection.

Upon inspection, we've found out that there are many minor defects that was not recorded in the previous inspection. Furthermore, we also found one major defects, which will give quite a headache to Mr Hanif. There was a clear visible mark and stain of a water leakage on the ground floor ceiling, originated from the upstairs bathroom.

The next door neighbour also was doing some renovation works at the car porch area, which affected the shared partition wall between their two houses. As they are few visible damages and defects at the shared wall that may be caused by the renovation works, it may be difficult for Mr Hanif to claim from developer to do the rectification works. Thus, NLHDefects team consult Mr Hanif to discuss with his neighbour and cut a deal to ask him to do the rectification work instead. NEvertheless, the defects were still recorded in the full defects report for developer to take note and further action.

NLHDefects team recorded all the defects identified and prepared the full report for Mr Hanif to submit to the developer. Within 30 days, OSK developer sent their defect rectification team to do the repair works.

Findings :
a) External defects : 9 nos of defects identified and recorded
b) Internal defects :39 nos of defects identified and recorded

This is the very first defects inspection conducted by NewLimits Homes Inspection team. The property is located in Bandar Sri Pulai, Johor. It is located very near to Universiti Teknologi Malaysia (Skudai).
The property is a double-storey intermediate unit, terrace house with a floor plan size of 1760 square ft.

The team spent almost 5 hours going through the whole property to identify and marked all the visible defects. Most defects were not severe or structurally affected. Most of the defects were related to architectural finishes and poor workmanship quality.

Upon receiving the full defects report, the home owner, Mr Hazman submitted an email to the developer and the lawyers to request for rectification and repair works. It was a quick and smooth process as the developer had arranged their contractors to do the rectification works within the agreed 30 days.

As this was the very first projects that the NL Homes Inspection team done, the equipment and the stickers used may seem very unprofessional. We determined to improve on this matters and to ensure the customers satisfaction in our future projects. :D

Findings :

b) Internal defects : 55 nos of defects identified and recorded

What is Defect Liability Period?

The Defect Liability Period (“DLP”) is defined as a period where the Developer is responsible to fix any defects and it begins from the date the Homeowner received delivery of vacant possession and keys of the property.

Under the Housing Development Act 1966 (“HDA”), the DLP is 24 months from the date of delivery of vacant possession. Within this period, the Homeowner of the property shall inspect for any damage, defects as well as poor or faulty workmanship. If there are any defects found in the property, the Homeowner shall make a written complaint to the Developer and/or Management Office in order to get them to rectify the defects at no cost.

To protect the Homebuyer’s interest and to ensure that the Developer rectifies the defects, 5% of the purchase price (known as the stakeholder sum) will be retained by the stakeholder solicitor. The stakeholder solicitor will be identified in the Sale and Purchase Agreement (“SPA”) entered between the Developer and the Homeowner.
