The second property inspected by NewLimits Homes Inspection team. The property is located in Bandar Putra Kulai, Johor.
The property is a double-storey intermediate unit, terrace house with a floor plan size of approximately 1820 square ft.
The inspection was done in 4.5hrs. The home owner, Mr Hanif actually has already gone through one round of defects claim with the developer before our team was requested to do the follow up inspection.
Upon inspection, we've found out that there are many minor defects that was not recorded in the previous inspection. Furthermore, we also found one major defects, which will give quite a headache to Mr Hanif. There was a clear visible mark and stain of a water leakage on the ground floor ceiling, originated from the upstairs bathroom.
The next door neighbour also was doing some renovation works at the car porch area, which affected the shared partition wall between their two houses. As they are few visible damages and defects at the shared wall that may be caused by the renovation works, it may be difficult for Mr Hanif to claim from developer to do the rectification works. Thus, NLHDefects team consult Mr Hanif to discuss with his neighbour and cut a deal to ask him to do the rectification work instead. NEvertheless, the defects were still recorded in the full defects report for developer to take note and further action.
NLHDefects team recorded all the defects identified and prepared the full report for Mr Hanif to submit to the developer. Within 30 days, OSK developer sent their defect rectification team to do the repair works.
Findings :
a) External defects : 9 nos of defects identified and recorded
b) Internal defects :39 nos of defects identified and recorded
