今天最大的新闻不是别的，而是 柔佛 Segamat 居然发生了地震！ 震感虽然不大，但已经吓坏不少人了。

地震好像离大马越来越近了。
3月28，缅甸大地震后，
今天来到了柔佛
猫大就想，
假如哪一天condo摇一摇就倒了，
猫大又死不去，
那贷款是不是还要继续供下去？

#马来西亚会不会大地震？

Segamat 这次的地震，说明马来西亚也并非“完全安全区”。马来西亚本身不在主要地震带，但邻近印尼、菲律宾这些活跃地震区，
偶尔的震动还是可能会触发本地的断层。有研究指出，理论上有机会出现6级左右地震。

Long Answer：
各种房屋保险科普
马来西亚常见的房屋相关保险分两类：
1. MLTA / MRTA – 保人命
• MLTA：走了赔钱给家属，家属可用赔偿继续生活和供屋子。
• MRTA：走了赔给银行，帮你清loan，但赔不够的金额，银行还是会找家属清还
2. 火险（Fire Insurance) – 保屋子本身
• 火灾、水灾等情况可以理赔。部分银行产品（如 Hong Leong One Home Plus）甚至提供应急金，例如最高 RM3,000、最长 6 个月的 installment 补贴。

那贷款呢？

Q1：屋子还在建，SPA 已签，银行在逐步放款
A1：就算屋子没交付，法律上它已经属于你。就像烂尾楼一样，地震倒了还是要继续供。政府可能会介入，但那需要时间。

Q2：住着/出租中的 condo 倒了
A2：一样要继续供。火险赔偿只能减轻部分压力。

那condo还能买吗？

有人误会猫大是反对买condo，其实不是。猫大一直强调：
• 合理杠杆：房贷不超过月收入 30%。
• 留安全边界：存款要够应急。

因为如果你把 60-70% 收入压在房贷上，真的 condo 倒了，你还要继续供，又没地方住，最后还得“寄人篱下”。短期可以，但长期难免摩擦。人性经不起长期考验。

所以存款够、收入稳，买房才安心。否则先租房，存够子弹再买不迟。
