ASKING PRICE VS MARKET VALUE: KNOW THE DIFFERENCE BEFORE YOU BUY
One of the common mistakes buyers make in real estate is assuming that the asking price is the actual value of a property.
It isn't.
Asking Price is the amount a seller is requesting for the property. It may be influenced by the seller's expectations, personal circumstances, development costs, or room for negotiation.
Market Value is the estimated price a property should reasonably command in the open market, considering factors such as location, property condition, size, title, comparable properties, demand and prevailing market conditions.
For example, a seller may list a property for β¦50 million, while its market value may be around β¦42 million based on proper market analysis.
This is why buyers and investors should not simply ask:
"How much is the property?"
Ask:
"What is the property actually worth?"
Before committing your money, conduct proper due diligence and, where necessary, seek a professional valuation.
Remember:
