One of the most expensive mistakes prospective tenants make is paying rent to a person who has no legal authority to lease out the property.

Before parting with your hard-earned money, ensure that the individual demanding payment is genuinely authorized to let the premises. In law, not everyone who possesses keys to a building, claims ownership, or introduces himself as an agent has the legal capacity to collect rent or grant tenancy rights.

A prudent tenant should verify whether the person is:

• A duly appointed agent acting on the owner's authority; or
