WIKE CANCELS 485 ABUJA (AREA COUNCIL) LAND TITLES AFTER FAILED VERIFICATION

I warned, on several occasions, that people should stop buying plots allocated by Abuja Area Councils as it constitutes a huge risk, including estate plots whose root title is from Abuja Area Councils.

However, many people still buy them because they are comparatively cheap. But as I have always said, the bitterness of buying unconfirmed plots lasts long after the sweetness of the cheap price has long been forgotten.

In Abuja, a lot of people are hawking estate plots at every nook and cranny of the city.

But the question is:
How many of those plots have valid root titles?

What is land use of the plot you are about to purchase?

Have you seen the root title yourself or have you gotten a professional in the field to help you with due diligence?

Abuja Real Estate is highly regulated and any little mistake will result in huge losses.

Someone bought a supposedly estate plot without getting a professional to help with due diligence. However, unknown to him, the land is designated as farmland.

This mata go long when it start.

Remember, the bitterness of using quacks in land transactions will last long, after the sweetness of cheap/no professional fees is long forgotten.

FCTA WORKERS STRIKE AND BUSINESSES: MATTERS ARISING.

This ongoing strike by FCTA workers is having serious negative effects on businesses and economic activities in the FCT, and we are not left out.

We can no longer meet the deadlines on many property title registration and resolution of title issues, that we are currently following up on behalf of clients.

Deadlines on many projects and contracts are at the risk of NOT being met. For instance, we brokered a Joint Venture deal and there are specific timelines for completing different tasks in the agreement. Now, title verification and due diligence has been delayed due to this strike action by FCTA workers, and this will affect other tasks and timelines in the JV agreement.

Can these be absorbed under the Force Majeure clause?
