What is a Land Title Document?
A Land Title Document is the official legal proof that shows you are the rightful owner of a piece of land.
It is what the court will accept as evidence that the land truly belongs to you -
not just that you paid money or signed an agreement. You understand ba?
But hereβs what Iβve noticed many land owners are ignorant of:
They think they have βtitle documents,,,,,but these popular papers are NOT actual land titles!
1. Contract of Sale / Land Agreement - Only shows you agreed to buy. It gives you some rights, but does NOT transfer ownership. The seller can still sell the land to someone else.
2. Survey Plan - Only shows the boundaries and size. It does not prove you own the land.
3. Receipt of Payment - Proof you paid for the land, nothing more.
4. Letter of Allocation - Just a promise or permission to use the land, NOT a legal title.
5. Power of Attorney - Allows you to act, but does not make you the owner (and can be cancelled).
7. Building Approval - For the house only, not the land.
