What is a Land Title Document?

A Land Title Document is the official legal proof that shows you are the rightful owner of a piece of land.

It is what the court will accept as evidence that the land truly belongs to you -

not just that you paid money or signed an agreement. You understand ba?

But here’s what I’ve noticed many land owners are ignorant of:

They think they have β€˜title documents,,,,,but these popular papers are NOT actual land titles!

1. Contract of Sale / Land Agreement - Only shows you agreed to buy. It gives you some rights, but does NOT transfer ownership. The seller can still sell the land to someone else.

2. Survey Plan - Only shows the boundaries and size. It does not prove you own the land.

3. Receipt of Payment - Proof you paid for the land, nothing more.

4. Letter of Allocation - Just a promise or permission to use the land, NOT a legal title.

5. Power of Attorney - Allows you to act, but does not make you the owner (and can be cancelled).

7. Building Approval - For the house only, not the land.

What happens when a 99-year C of O expires?
A real example

Let’s say your father was allocated land in Abuja in 1982 and got a Certificate of Occupancy. You were born in 1978, and your 4th child was born in 2025.

Fast forward to 2081 β€” the 99-year lease ends. On that date:
1. The land legally goes back to the government*, along with any buildings on it.
2. Your 4th child, who would be 56 years old then, no longer has automatic rights to it β€” even if they’ve lived there their whole life.

Can your family keep it? Yes, but only if they apply for renewal.
- Renewal isn’t automatic.
- The FCT Minister has to approve it.
- You’ll pay new fees: premium, ground rent, survey, registration, etc.
- If the government says no, the land and house revert to the state with no compensation.

The bottom line: A "C of O" isn’t forever. It’s a long lease. Families need to plan ahead β€” especially before the 99 years are up β€” so the next generation doesn’t get caught off guard.
