Let me explain what excision is in simple terms.

When the government planned Abuja, many communities were already living on land within the FCT. Excision is the legal process where the government carves out and officially gives back a portion of land to those original communities.

When it is done properly โ€” it is legitimate. Clean. Legal.

But here is where the scam lives.

Sellers present land as โ€œexcised and government approvedโ€ โ€” but the excision was never fully completed. Because for excision to be legally complete, it must be recorded in an official government publication called a gazette.

No gazette = not complete. Legally. Period.

So the next time anyone tells you a piece of land is excised โ€” your first question is:

โ€œWhat is the gazette number and date?โ€

If they cannot answer โ€” you have your answer.

I need you to save this post.

Abuja land prices are not random. They follow the market. Infrastructure, location, title type, demand โ€” these factors determine price in every growing city in the world.

So when someone offers you a plot in a prime or growing Abuja area at a price that is 40 or 50 percent below what similar plots are selling for โ€” something is wrong.

Either the land is under government acquisition.
Or the title is not genuine.
Or it has already been sold to multiple buyers.
Or the seller is desperate to disappear before you find out the truth.

There is no such thing as genuinely cheap prime Abuja land. There is only land with a problem the seller has not told you about yet.

Do your research. Know the market price before you negotiate. And if the price is too good โ€” ask why before you pay.

A survey plan describes land. It maps it. It measures it.

It does NOT prove who owns it.

Anyone can commission a survey on any piece of land. That does not make them the owner.

Before you pay for any land in Abuja โ€” demand the title document. C of O. R of O. Deed of assignment. Not just the survey plan.

This one mistake has cost Nigerians millions. Do not let it cost you.
