If I’m your Realtor, these are the 7 Important Questions I must ask you before I help you buy or build any property in order to maximize your investment & protect your money;
1. If you’re buying land, will it be for immediate building or for land banking?
Why it matters: It determines whether we look for a ready-to-build, fully serviced estate with tarred roads and power or a fast-developing area for future capital appreciation.
2. Will this property be for your personal residence, a rental investment, or a commercial project?
Why it matters: Investment goals dictate location, design, and readiness to buy or resell; a family home prioritizes quiet surroundings, a rental asset prioritizes high ROI, and a commercial project prioritizes high-density business foot traffic.
3. What location(s) are you considering?
Why it matters: It keeps us focused on areas matching your lifestyle and budget, preventing mismatched investments (e.g., trying to build and sell a high-value home in a low-value neighborhood).
4. What is your total budget ceiling, including extra statutory costs like documentation, agency fees, and development levies?
Why it matters: Knowing your true liquidity prevents chasing properties you cannot secure. Factoring in an extra 10% to 15% for perfection prevents costly budget overruns.
5. How sensitive are you to title documents (e.g., CofO, RofO, Governor’s Consent, versus clean Gazettes)?
Why it matters: It sets expectations around pricing, legal risk tolerance, and the level of verification or future documentation perfection required.
6. Are you open to off-plan property investments, or do you strictly want completed assets?
Why it matters: Off-plan purchases offer lower entry prices and high capital gains upon completion (requiring developer trust), whereas completed assets offer immediate peace of mind and rental yields.
7. Who else needs to sign off or be involved before you make a financial commitment?
Why it matters: Bringing a spouse, business partner, or legal counsel into the loop early prevents sudden delays or stalled deals at the closing table.
