How to make money in real estate
The Nigerian real estate sector has been arguably insulated from the effects of the COVID-19 pandemic, as operators claim there are still opportunities for investors to make money in 2021.
In its latest Lagos Property market consensus report, the Nigerian Institution of Estate Surveyors and Valuers (NIESV), the Lagos chapter, established that despite the pandemic, investors could make money from the sector depending on where they channelled their funds.
The report revealed that Lagos State is divided into 7 zones – Island 1 (Lagos Island, Old Ikoyi, S/West Ikoyi, Banana Island, Victoria Island); Island 2 (Lekki Phase 1, Ikate, Osapa, Agungi & Chevron); Island 3 (Ajah, Sangotedo, Awoyaya & Lakowe); Island 4 (Ogba, Ogudu, Magodo GRA 1 (Isheri) & Magodo GRA 2 (Shangisha); Mainland 1 (Surulere, Yaba, Ilupeju & Gbagada); Mainland 2 (Amuwo Odofin, Isolo, Festac, Apapa); and Mainland 3 (Ikeja GRA, Maryland, Ikeja & Alausa).
It stated, “Chevron showed the highest yield of 6.87% on investment and is expected to do more in 2021, next was Agungi (6.31%), while Osapa came in third with 6.06%.
“The lowest yield was seen in Ogudu – 3.10%, next being Magodo (Shangisha) – 3.19% and third being Magodo (Isheri) – 3.20%.
“The median yield in Lagos state from this consensus analysis is 4.32% and it is obtainable in Yaba.”

In separate interviews, some of the operators told Nairametrics that every discerning investor could still make a fortune from the sector, as long as they are properly guided by professionals and not speculators.
Samson Odegbami, Group Managing Director, Richfield Nigeria Limited, a real estate firm, told Nairametrics in an exclusive interview that there were several opportunities for investors in the sector.
He said, “Discerning investors should take part in crowdfunding while they watch their investments grow. They can give their money to real estate firms, who will inject the fund in building estates across commercial hubs, and earn as much as 20% Returns on Investments.”
Investors could also offer their land to a developer for building whereby the developer gives them part of the building, depending on their agreement, and at the same time earn ROI on such investment.
Adedotun Bamigbola, Chairman, NIESV, Lagos chapter, told Nairametrics that potential investors could also buy real estate for the purpose of making returns on them over time. But which locations are lucrative for such investments?

He said, “Where to buy real estate largely depends on the status and purpose of the investors, some zones will yield more returns to the investors in 2021.
“Island 1 zone recorded the highest land prices, which is expected to be repeated in 2021, followed by Mainland 3. This is a reflection of the deepened level of commercialization in these 2 zones.
“The growing development in nascent Island 2 areas is also reflected in its high price of land averaging N112,021/sq.
“Per house types, Island 1 zone has the highest values (rental & sale) for both 3-bedroom and 4-bedroom houses. The same also goes for office space rental values.”

Do not wait to buy land, buy land and wait!

Lessons from an investor who purchased a land at 12 million naira and sold it for 220 million naira 15 years after

An investor purchased a land in Nicon town estate lekki at 12 million naira, 15 years after, he sold same land for 220 million naira! Please feel free to Google land for sale in Nicon town lekki to see prices of land in this estate.

Before you scream wow, wow

Here are facts you need to know about this transaction

1) This estate was developed by pw group and was marketed by Chevron co-operative

2) It was a marshy land when he bought into it, he was taken to his own site by a canoe.

3) Lekki was nothing to write home about when he made this purchase.

4) He was a staff with Chevron as at when he purchased this land.

Now here are what you need to learn from this man if you want to replicate his success.

1) Don't turn a deaf ear to people when they tell you about new investment opportunities, not all investment opportunities are scams. Imagine if he had not listened to those who brought the nicon town estate investment opportunity to his company, I am 100% sure not everyone working in that company bought land in Nicon town estate then due to skepticism.

2) Be visionary In your imagination.
Most people fail to invest today because of what they see about a place presently, presently it may be all Bush, but you should use your imagination, you should be looking out for factors that will help your investment to appreciate in value like government interest, major projects etc. These are the factors that will help your property appreciate in value.

3) Focus more on the benefits rather than the cost.

One thing stopping lots of people from investing today is because they are focused more on the cost of investing rather than what they will benefit from making that investment. 12 million naira was a whole lot of value when he purchased that land in Nicon town estate lekki, if he was focused more on the 12 million naira he would be spending, he wouldn't get the benefit of 220 million naira. See your investment money as a seed sown to ensure future supply.

4) Land topography doesn't really matter if other keys that make for good and profitable real estate investment are in place.

Remember, he bought a marshy land, he was taken by a Canoe to his own site. If it was you, you would decline buying such land, one thing you should know about lands that are marshy and those facing an ocean, such lands are easily bought by premium investors who love to own land facing the ocean.

5) It took him 15 years to resale the land.
Only few persons can wait this long, real estate investment is a game of patience, if you don't have the patience to invest now, truth is, if God keeps you alive, you will still witness 2031 (10 years from now) wouldn't it be better witnessing 2031 knowing fully well that you made an investment fetching you millions 10 years ago?, if 10 years ago (2011) you had made an investment that generated over 1000% roi for you in this 2021, what difference would that have made to your life?

HISTORY OF HAGIA SOPHIA
Once a Church, later a mosque, now a museum.
Over a thousand years ago, a Byzantine Roman Emperor, Emperor Justinian, built a cathedral that was so magnificent that when he entered it for the first time in AD 537, oral tradition records that he exclaimed: “Solomon, I have surpassed you!”
You will recall that the Bible records that Solomon was the king of Israel to whom God gave the gift of being the wisest person ever, and who subsequently set upon to build the greatest Temple in Israel’s history of several millennia.
According to the Jewish tradition, when the temple was being dedicated, God physically manifested so that the priests could no longer go in to execute their offices, and he also sent fire from heaven in the sight of all present to show his acceptance of the sacrifice. Despite these events, Emperor Justinian opined that the Hagia Sophia was a better building.
For better context, here is a quick historical review of the Roman and Byzantine empires. Rome was founded in 625 BC as a Kingdom, became a Republic in 510 BC, an Empire around 20 AD. The Empire was split into Eastern and Western halves beginning in AD 286, each ruled by its own emperor. The Western Empire would last till AD 476 while the Eastern Empire, also called the Byzantine Empire, would continue till it was invaded in AD 1453.
When the Roman Empire broke up into Eastern and Western halves, the churches in the Western part continued into the Roman Catholic Church headquartered in the Vatican in Rome, and that in the Eastern part continued as the Eastern (or Greek) Orthodox Church, earlier headquartered in Constantinople (renamed after Islamization to Istanbul) in what is now Turkey. Turkey was a wholly Christian nation then and had not yet experienced takeover by jihad. (All the churches the Book of Revelation was addressed to were located here, referred to then as Asia, and it was there, in Antioch, that faith in Jesus first came to be called Christianity. It was also Paul the Apostle’s birthplace.) It has been said that the Hagia Sophia was to the Eastern Orthodox Church what St. Peter’s Basilica is to the current Roman Catholic Church. The final split between the two churches, called the Great Schism, occurred in AD 1054.
So, built-in AD 537 long before the Middle Ages, the Hagia Sophia was famous in particular for its massive dome. It was the entire world’s largest building for about a thousand years and an engineering marvel of its day. It is considered the perfection of Byzantine architecture and claimed to have changed the very history of architecture.
The central point of the Eastern Orthodox Church for nearly one thousand years, the building is 269 feet long and 240 feet wide and, at its topmost point, the domed roof stretches 180 feet into the air!
The church was dedicated to the Wisdom of God (Hagia Sophia literally means Holy Wisdom), the Logos, who is also the second Person of the Trinity with its patronal feast taking place on 25 December, the commemoration of the incarnation of the Logos in the Person of Jesus Christ.
As Greek Orthodox was the official religion of the Byzantines, the Hagia Sophia was considered the central church of the faith, and it thus became the place where new emperors were crowned.
Unfortunately, all this wouldn’t last forever as the Ottomans, led by Emperor Fatih Sultan Mehmed —known as Mehmed the Conqueror—captured Constantinople in 1453. The Ottomans renamed the city to Istanbul. (Later on, in AD 1923 the Republic of Turkey, the successor state of the Ottoman Empire, would be created and named over that general area).
As Islam was the central religion of the Ottomans, the Hagia Sophia was like virtually all the other numerous churches there, renovated into a mosque. As part of the conversion, the Ottomans covered many of the original Orthodox-themed mosaics with Islamic art and calligraphy.
The Hagia Sophia’s role in politics and religion remains a hotly debated topic, even today—some 100 years after the end of the Ottoman Empire.
Since 1935, nine years after the Republic of Turkey was founded by Ataturk, the legendary Hagia Sophia has been operated as a museum by the national government, and it reportedly attracts more than three million visitors annually.
However, since 2013, some Islamic religious leaders in the country have sought to have the Hagia Sophia once again opened as a mosque.

Poverty!

-------------

"Poverty is not just a lack of money; it is not having the capability to realize one’s full potential as a human being."

--- Abhijit Banerjee, 2019 Nobel Prize Winner in Economics.

****************

Abhijit Banerjee Professor of Economics at MIT, who with his wife Esther Dufflo also a Professor of Economics at MIT recently shared the 2019 Nobel Prize in Economics along with Harvard economist Michael Kremer, for their breakthrough antipoverty work.

According to The Nobel Prize Committee, “Their experimental research methods now entirely dominate development economics,” adding that this has “transformed development economics” with its ability to provide “reliable answers about the best ways to fight global poverty.”

If you are in public policy space, and you are formulating policies aimed at alleviating or making a dent on poverty without seeing any of the works already carried out by this couple using their the Abdul Latif Jameel Poverty Action Lab, known as J-PAL, you might be missing it. Most anti-poverty policies failed to understand how the poor think. Without going into the minds of the poor, it is impossible to come up with what works, and what does not work.

J-PAL has deployed anti poverty policies informed by scientific evidence through research, policy outreach, and training to effectively reduce poverty across countries. Its affiliated researchers have 1018 ongoing and completed randomized evaluations in 84 countries, the widest in history, which has enabled them to cancel out impacts of culture, politics and geography to arrive at decisions.

In their best selling 2011 book, 'Poor Economics', Banerjee and Duflo wrote that “The poor are no less rational than anyone else—quite the contrary.” And this is “precisely because they have so little, we often find them putting much careful thought into their choices: They have to be sophisticated economists just to survive.”

In a follow up, equally ground breaking 2019 book 'Good Economics for Hard Times', Duflo and Banerjee acknowledge that part of productivity growth “cannot be explained by changes in things economists can measure. To make ourselves feel better, economists have given it its own name: Total Factor Productivity.” Their MIT colleague and fellow Nobel laureate Robert Solow defined the concept as “a measure of our ignorance.”

Going to work on Friday, my battery light suddenly came up while trying to link up with Ojota Interchange, sensing that such occurrence can only be trouble, because that light can only come up if the alternator is not charging, and whatever makes the alternator to stop charging will equally affect other parts of the engine.

So the best decision should be to manage it up to Motorways and clear off the road. When the steering started stiffening, and the fan stopped, I relaxed, knowing the only thing that connects alternator, battery, steering and the fan is the belt.

While fixing the belt, a young lady selling Okpa recognised my mechanic, and came to sell her wares. I paid, then started asking her about her business, challenges, and her dreams about her future. That 20 minutes I spent with her proved Professors Banerjee and Duflo right.

As someone wrote on the walls of my brother Kester Osahenye yesterday, abject poverty should be classified as a health risk. The leftover trauma can be trans-generational, even where the next generation is already in material comfort, it always finds a way to manifest psychologically either through incomprehensible pettiness, and hoarding spirit due to the fear of scarcity.

The fear of failure became the driving force instead of the lure of success. And anybody around them whose station in life reminds them of where they came from became both an enemy and an inspiration. An enemy because such person is a mirror of their past, but also a pointer to their present.

Wretched people who escaped wretchedness tend to always like to have a piece of wretchedness around them as a constant reminder that they have made it in life.

That is why those wicked women deny their house-helps a piece of meat, and make them dress in rags to differentiate them from the "cute kids" of the house, while some are forced to sleep under stair cases. Go and dig a little on the backgrounds of those women.

Waking up not knowing where breakfast will come from is the worst that can happen to any human mind.

That's why no country grows without first lifting a larger number of its people from poverty.

You probably think it's foolish for him to be going for the bread instead of the key.

You are absolutely right.

This is a typical of the mindset of an average individual. We prefer to seek for an easy way out.

When you prefer get rich quick scheme over building a genuine business, you are like this man in the picture.

When all you think about now is your immediate gratification, you are no different.

When opportunities for you to learn skills that can change your life comes your way, how do you respond?

When you have opportunity to meet really successful people, what kind of questions do you ask? Or do you ask for financial assistance?

Success has keys (principles). These keys are what every successful person found.

The funny thing is that, they are eager to share these keys with you but are you eager to receive it?

Next time you want to make a decision concerning your life, ask your self this:
Am I seeking for bread or key?
