3. DEMAND DRIVERS: Jobs, Schools, Markets, Hospitals nearby People buy/rent where they can work + live.
THERE SHOULD BE A FUTURISTIC PLAN FOR THAT AREA, ASK QUESTIONS BEFORE YOU BUY.
4. APPRECIATION POTENTIAL: How fast price will grow Land in developing. Abuja areas grew 40-60% yearly 2022-2025 vs 18% inflation.

2-bedroom in Lugbe rents ₦1.7M - -₦2.5M/year. ROI 6-10%. Better than bank 12% but with appreciation Property you can’t rent or sell for 5 years.
6. INFRASTRUCTURE: Road, Light, Water, Security Generator + borehole + bad road will kill your profit. Places with infrastructure sell 3x faster than "We will do the road" for 5 years.
7. AFFORDABILITY + EXIT STRATEGY: Can an average person buy it from you later? THIS QUESTION IS SO IMPORTANT BECAUSE YOU DEFINITELY CANNOT STAY IN ALL HOUSES, YOU WOULD EXPECT PEOPLE TO RENT OR BUY SOME TO GET YOUR ROI BACK. ALTHOUGH, WHILE THIS IS NOT REALLY A PROBLEM BUT IT CAN BE IF YOU WANT TO SELL IMMEDIATELY AND OR WHEN YOU ARE NOT REALLY PATIENT. REAL ESTATE REQUIRES A LEVEL OF PATIENCE.
