I came across this post yesterday, and I honestly don’t agree with it.

The claim is that if you build a house for ₦90m and rent it out at ₦3m per year, it will take you 30 years before you start making profit, without considering many other important factors.

Here’s why this argument is misleading:

1. Property appreciates in value.
A house you build for ₦90m today might be worth ₦200m or more in 10–15 years, depending on the location. So, profit isn’t just about yearly rent, it’s also about long term appreciation.

2. Rent hardly stays stagnant.
Who says that rent will remain ₦3m for 30 years? In Nigeria, rent typically increases every few years. What starts as ₦3m today could easily be ₦6m–₦10m years down the line.

3. Real estate is generational wealth.
Unlike many businesses, a house doesn’t “die” after 30 years. It keeps generating income for you and your family, even long after the initial investment has been recovered.

4. Other streams from property.
Beyond rent, the property can be used as collateral for loans, redeveloped into commercial use, or even sold for a huge profit when the value has appreciated.

So to me, looking at only “30 years to break even” is a very narrow way of judging real estate investment.
