Real Estate Education Series – Part 6 🏡💡

What You Can Handle Yourself vs. When to Hire a Professional for Land Registration

In the previous post, we discussed how long land registration can take and why delays happen. Today, let’s talk about what steps you can manage yourself and when it’s better to hire a professional.

Many buyers try to handle everything themselves to save money, but some parts of registration are complex or risky if done without guidance.

🥢 What You Can Handle Yourself
1. Document Collection – Gathering the deed, survey, receipt, ID, and photographs.
2. Application Submission – Filling forms and submitting them to the registry.
3. Following Up – Checking regularly with the land registry to track progress.
4. Simple Payments – Paying official fees like charting and stamp duty (if you are confident).

Doing these yourself saves money and helps you understand the process better.

🥢 When You Should Hire a Professional
1. Complex Ownership History – If the land had multiple previous owners or conflicting documents.
2. C of O / Governor’s Consent Processing – Professionals can help speed up approval.
3. Legal Risks – When the land might be disputed, or there are unclear titles.
4. Time-Sensitive Cases – Hiring a surveyor or lawyer can ensure faster processing.
5. Avoiding Mistakes – Professionals know how to prevent errors that can delay registration.

Types of Professionals to Consider:
• Property Lawyers
• Licensed Surveyors
• Real Estate Consultants

💡 Important Tip:
Even if you plan to handle registration yourself, a quick consultation with a lawyer or consultant can save months of potential problems.

Simple Summary:
• You can manage basic document prep, submission, and follow-up yourself.
• Hire professionals for complex legal, survey, or approval tasks.
• Knowing when to get help ensures safe and faster registration.

In the next post, we will discuss how to know if a land title is NOT registrable, so you can avoid wasting money.

Now let me ask:
Which part of land registration do you feel confident handling yourself, and which part would you prefer a professional to manage?

Why Afao Road is a Good Investment Location in Ado-Ekiti 🏡

When buying land, location determines the future value of your investment. One of the fastest-growing areas in Ado-Ekiti today is Afao Road.

Here are a few reasons why smart investors are paying attention to this location:

1️⃣ Rapid Development
Afao Road is part of a development corridor where government infrastructure projects and road improvements are opening up the area for more economic activity and urban expansion.

2️⃣ Strategic Access
The road connects several communities and key routes around Ado-Ekiti, making it easier for residents and businesses to move around the city.

3️⃣ Growing Residential Areas
Many estates, residential developments, and institutions are already springing up along the corridor, which increases demand for land and housing.

4️⃣ Strong Investment Potential
As infrastructure and population grow in the area, land prices tend to appreciate over time, making early buyers benefit the most.

5️⃣ Peaceful Environment for Living
Apart from investment value, Afao Road also offers a relatively calm environment suitable for residential development.

💡 Real Estate Rule:
The best time to buy land is before an area fully develops, not after prices have already increased.

How Long Land Registration Can Take & Why Delays Happen

In the previous post, we discussed the fees involved in land registration. Today, let’s talk about how long the process usually takes and why it sometimes feels slow.

Many buyers think that once they pay for the land, registration should be instant. In reality, land registration takes time because the government must verify all documents and ensure the land is free from disputes.

🥢 Typical Duration
• Fast-track cases: 1 – 3 months
• Standard cases: 3 – 6 months
• Complex or disputed land: up to 1 year or more

🥢 Common Reasons for Delays
1. Incomplete Documents – Missing deed, survey, or ID can slow down the process.
2. Verification Process – The registry must confirm ownership history and survey accuracy.
3. Land Disputes – If ownership is unclear, registration will be delayed.
4. Government Workload – Sometimes the registry office has a backlog of applications.
5. Professional Delays – Hiring inexperienced agents or lawyers may slow things down.

💡 Important Tip:
Even if it takes months, registration is worth it because it gives you full legal protection. Think of it as an investment in peace of mind.

Simple Summary
• Land registration is not instant.
• Expect 1 – 6 months on average.
• Delays happen mostly due to documents, verification, disputes, or government backlog.
• Being patient and organized helps speed up the process.

In the next post, we will discuss what parts of the registration process you can handle yourself and when you should hire a professional.

Now let me ask:
Before today, did you know that proper verification by the government can take months, even for fully documented land?

Expected Fees When Registering Land

In the previous post, we discussed the step-by-step process of registering land at the State Land Registry. Today, let’s talk about the fees involved in land registration.

Many people are surprised when they hear about registration fees because they believe once they pay for the land, there are no other costs. But land registration usually involves government charges and processing fees.

Here are some of the common fees involved:

🥢 Charting Fee
This is the fee paid at the Surveyor-General’s Office to check whether the land falls under government acquisition or any restricted area.

🥢 Stamp Duty
Stamp duty is a government tax paid on the Deed of Assignment or property documents to make them legally recognized.

🥢 Registration Fee
This is the official fee paid to the State Land Registry to register the property documents in the government records.

🥢 Governor’s Consent Fee
In many states, land transactions require Governor’s Consent before ownership transfer is fully recognized.

🥢 Legal or Professional Fees
If you hire a lawyer, surveyor, or consultant, there may be professional service fees for handling the process.

💡 Important to Know:
The total cost of land registration varies depending on the state, the size of the land, and the value of the property.

In many cases, these fees can be a percentage of the land value or fixed government charges.

Simple Summary

Registering land usually involves paying for:
✔️ Survey charting
✔️ Stamp duty
✔️ Land registry processing
✔️ Governor’s consent (in some cases)
✔️ Professional services (if needed)

Understanding these costs helps buyers plan properly and avoid surprises after purchasing land.

In the next post, I will explain how long land registration can take and why delays sometimes happen.

Now let me ask:
Before today, did you know that stamp duty is one of the legal requirements for registering land documents?

Step-by-Step Process of Registering Land at the State Land Registry

In the previous post, we talked about the documents required for land registration. Today, let’s look at the step-by-step process of registering land at the State Land Registry.

Many people hear about Governor’s Consent or C of O, but they don’t really understand the process involved. Here is a simple breakdown.

🥢 Step 1: Prepare All Necessary Documents
Before starting the process, make sure you have the important documents such as:
• Deed of Assignment
• Survey Plan
• Purchase Receipt
• Valid Identification

These documents prove that the land was legally transferred to you.

🥢 Step 2: Charting of the Survey Plan
The survey plan is taken to the Surveyor-General’s Office to confirm the status of the land.

This process checks whether the land:
• Falls under government acquisition
• Is located in a restricted area
• Conflicts with any existing registered land

This step helps confirm that the land is safe to register.

🥢 Step 3: Submission at the Land Registry
Once the land is confirmed to be clear, the documents are submitted to the State Land Registry for processing.

At this stage, the government begins reviewing the documents.

🥢 Step 4: Verification and Investigation
Officials at the land registry will verify:
• The authenticity of the documents
• The ownership history of the land
• The validity of the survey

This ensures there are no disputes or fraudulent claims.

🥢 Step 5: Payment of Government Fees
After verification, the applicant will be required to pay the necessary government processing fees.

🥢 Step 6: Approval and Issuance of Title
Once everything is approved, the government can issue the appropriate title such as:
• Governor’s Consent, or
• Certificate of Occupancy (C of O)

At this stage, the land becomes officially registered in your name.

Simple Summary

The land registration process involves:
✔️ Preparing documents
✔️ Verifying the survey
✔️ Submitting documents to the land registry
✔️ Government verification
✔️ Payment of fees
✔️ Final approval and title issuance

In the next post, I will explain the expected fees involved in land registration.

Now let me ask:
Before today, did you know that land survey charting is one of the first steps in confirming if land is safe to register?
