Before purchasing a house, inspect the roof carefully.

1. Look for water stains. Check ceilings and upper walls for discoloration, damp patches, or peeling paint.
2. Inspect the roofing materials. Look for damaged, missing, or deteriorating roofing sheets or tiles.
3. Check for leaks and dampness. Pay particular attention to roof joints, ceilings, and areas around chimneys or other roof penetrations, where applicable.
4. Hire a qualified professional. A proper roof inspection can reveal defects that an ordinary viewing may miss.
5. Estimate repair costs. If defects are discovered, obtain professional quotations before negotiating the purchase price.
