Many people buy real estate the same way they buy a phone.
The excitement is high today but less than one year later, they want to sell.
Why?
Because development around the property is “too slow.”
But the truth is real estate was never designed to move at the speed of excitement.
Last year, a young guy bought a piece of land on the outskirts of Asaba.
The day he paid, he was extremely excited.
He took friends and family to show the plot.
To him, the next thing he expected was fast development roads, houses, electricity, neighbours building immediately.
A few days ago , he called me.
He said,
“Liberty, I think I want to sell that my land. Nothing is happening there.”
I asked him one question:
“When you bought the land did you buy real estate, or did you buy excitement?”
Because real estate works differently.
Real estate development happens in phases, not emotions.
In emerging areas like many parts around Asaba, growth usually follows this pattern:
1️⃣ Early Investors Phase
Few people buy. Land looks empty. Prices are still low.
2️⃣ Infrastructure Phase
Roads begin, power lines appear, estates start fencing.
3️⃣ Construction Phase
Developers and homeowners start building.
4️⃣ Appreciation Phase
Demand increases. Prices begin to rise significantly.
The mistake many first-time buyers make is expecting Phase 4 results while they are still in Phase 1.
That expectation leads to impatience and premature selling.
Smart investors do not buy land because development is already complete.
They buy because development is coming.
If development is already finished, the price has already gone up.
That is why patience is one of the most powerful currencies in real estate investment.
Real estate is not a phone upgrade market.
You don’t buy today and expect instant results tomorrow.
Real estate rewards vision, patience, and strategic timing.
If you are planning to buy land in Asaba or invest in emerging locations,
don’t just buy land.
Buy with the right strategy.
