When it comes to construction, many people get confused about who is really in charge on site. Some will say “the architect is the head,” and yes, that is true when it comes to design leadership. But on a real building site, every professional has a key role, and understanding their responsibilities will save you from costly mistakes.

The Architect – The Master Planner

The architect is the creative brain of the project. They design the building, prepare the drawings, and ensure the structure is beautiful, functional, and meets government approvals. The architect sets the vision and coordinates with all other professionals to make sure the project stays true to the approved design. They are the head in terms of overall design and project coordination, but their job is not to physically control every technical detail of construction.

The Site Engineer – The Structural Guardian

Why Nails No Longer Last on Site

Have you noticed that nails finish faster on site these days? You budget 3 bags, yet before you know it, you are buying the 4th or 5th bag. Let me explain why.

Recently, I projected 3 bags of nails for the formwork of a lintel. By the time we reached the last stage, we had used 4 and a half bags. My client was worried, thinking the carpenter was wasting nails. But I knew the real problem wasn’t on site. It was in the market.

I followed him to the seller. When the woman brought out a bag of 3-inch nails, I asked her to weigh it. She froze. And for good reason. The “full” bag weighed only 28kg instead of the standard 43kg. That’s a shocking 15kg shortfall. Yet it was sold as if it was complete.

Now you understand why nails finish quickly. You are not getting what you paid for.

Here’s the bigger picture:
• The building materials market has turned into a jungle.
• Many sellers repackage incomplete materials and sell them as full.
• Clients think they are buying cheap, but in the end, they spend more.

How it works:
A bag of nails that should be 43kg is repacked into 28–30kg. The seller reduces the price by 5–10% to make it look like a bargain. But you will need to buy extra bags to finish your project. So instead of saving money, you spend more.

Now let me balance this: some contractors inflate prices or exaggerate materials. But not all of us. Some of us are building our name on integrity, trust, and results.

Value points for every client:
• Always buy materials with a professional who knows the market.
• Don’t chase “cheap deals” blindly, they often cost you more.
• Work with contractors who are transparent. They protect both your project and your budget.

Nigeria’s construction market is tricky, but when you meet a professional who stands for honesty, support him. Pay him well. Trust him to manage your project.

HOW TO PLAN FOR A LOW BUDGET HOUSE.


The current economic situation is challenging, with the cost of building materials constantly rising due to inflation in Nigeria.

A three-bedroom flat that used to cost between 20 to 25 million Naira four years ago now costs over 45 million Naira.

Here are strategies to build your house on a budget:

1. Design a Simple House
Work with your architect to design a straightforward home with compact rooms. Avoid unnecessary spaces like an anteroom, store, laundry, etc. Focus on creating a functional and aesthetically pleasing design without extra features that drive up costs.

2. Use a Flat Roof Design
Opt for a flat roof rather than a pitched or gable roof. Flat roofs require fewer materials and less labor, which significantly lowers construction costs. This simple change can save you millions of Naira.

3. Negotiate Smartly
Negotiate with contractors and suppliers to secure better deals, especially when purchasing materials in bulk. However, do not compromise on quality, as cutting corners in this area can lead to costly repairs later.

4. Re-use Materials When Possible
During the foundation work, some engineers might suggest using 1x2 planks for profile setting to reduce costs. Avoid this and use 2x2 planks, as they can be reused. Additionally, instead of purchasing all new planks for the lintel, buy half and reuse them for the remaining part. Look for other areas where you can apply similar cost-saving strategies.

5. Avoid Using a Parapet
Inform your architect early on that you do not want a parapet. Parapets require a lot of reinforcement rods due to the load they put on the structure, which increases costs right from the foundation. Avoiding a parapet can save you significant expenses.

If you can pay rent every year, you can start saving towards your own land. If you can buy nice clothes and gadgets, you can discipline yourself to buy blocks. It is not about how much you earn, it is about how much discipline you have.
