Lands are categorize into three in Lagos, Nigeria.
Committed land: these are lands designated for government use such as roads, hospitals, public schools, airport etc
Do not buy any land marked committed if you don't want to throw your money away. Sooner or later, the government will come for their land.
Uncommitted land: these are lands that the government do not have any use for. They are in turn called Global Aquisition land. You're free to buy this kind of land but to be on a safer side, you must apply for CofO so if the government find a use for the land later, you'll be duly compensated.
Free (Excision and Gazzete): these are lands that the government have already giving to indigenous owners after taken some portion of land from them. The Indigenous owners have the sole right to sell this land or do whatever they want with it as long as it's not illegal.
This is the best type of land to buy anywhere in Nigeria because the government is not coming back to take it. This is only the type of land that you wouldnt need to have CofO on as long as you're cool with the Indigenous owners.
Azurea Garden is located within a gazzetted area of Epe, Lagos. The current price is 2.3million naira (1,400 US Dollars).. You can deposit 300k (183 US Dollars) and spread the balance within 12month.
