We have different categories of C of O in Nigeria and they carry different number of years.

1. Residential C of O :- This one last for 99 yrs only

2. Agricultural C of O :- This one last for 25 to 28 yrs only

3. Industrial C of O:- This one last for 35 years

4. Family C of O :- This one na for special omonile family qey get mouth

This one doesn't not have expiry date

5. EXCISION;- This ons is issued for Village Lands

So, the type of C of O you will get depends on the jurisdiction where your land falls

That'd why it's good to conact a surveyor before you buy that land

A genuine surveyor will tell you if that area you want to buy Land if for residential or agriculture or industrial or na Government reserved land or it's a place where Govt reserved to bury people

You need to know this before you buy land

Make you no buy where them plan to build mortuary

Deed of Assignment and Deed of Conveyance may look similar, but they are different

Pls don't let anyone tell you that it's the same o

Deed Of assignment is the document that transfers the property you bought with your own money legally to you.

As in ehn, you pay fully and completely for the Land only.

And it must be prepared by a Lawyer

Pls don't allow the seller's lawyer to prepare it for you, always get your own lawyer to do that.

Now let's talk about Deed of Conveyance

This is the document that transfers the Land to you legally if the Land was Gifted to you or you got it via Mortgage Bank or through R£al Estate Company that allows you to be paying small small.

Example, when you buy a house from Real Estate Company,

You know say na land and House you buy together, so na deed of Conveyance dem go give you.

Which mean say dem go give you deed of Conveyance when them don build something already on top the land wey you wan buy....which automatically means you are buying the Land and the property on it together

So na deed of Conveyance dem go give you.

But for deed of assignment na when you buy only land.

I have a pr0perty in Epe and i called a lawyer to help me pr0cess the C of O.

my C of O was ready last week and the lawyer br0ught Agricultural C of O for me.

i no be farmer and na h0use i build, which one c0me be Agricultural C of 0 for my h0use

My Reply;

The lawyer did not do you any wayo sir, na you go bui!d h0use for where G0vernm£nt all0cate for farming.

Many pe0ple are not aware that we have Six different type of C of O in N?geria.
Well,this is a very imp0rtant inf0rmation you need to know bef0re buy!ng a Land

1. Resid£ntial C of O, also known as Individual C of 0.

You only get this kind of C of 0, if y0u buy Land where G0vernm£nt all0cated for people to bu!ld h0uses and the C of O is valid for only 99 years. After 99 years e go £xpire.

2. Agricultural C of O

You get this kind of C of O if y0u buy land where G0vernm£nt all0cated the land for the main purp0se of farming, if you like build h0tel or anything, na agricultural C of O dem go give you cos na farming dem say make u do for there...but over sabi don make you go build h0use there.

This C of O is valid for only 25 to 28 years.

3. Industr!al C of 0

You get this kind of C of 0 if you buy land in the area G0vernm£nt all0cated for building !ndustr!es

4. Family C of 0

Some reputable Omonile Family have their 0wn C of O in their 0wn name and its valid and this type of C of O does not @
£xpire. Na for life

5. G0vernm£nt All0cations
This one is when g0vernm£nt use their own hand give y0u Land or dash you.

6. Excision
If your land dey for village area.
What you will g£t is Excision

So before y0u buy land, make sure you do y0ur findings

Mak you no go buy Land for where G0vernm£nt allocate say make dem build Grave and bury pe0ple 😅😅😅.
