Builders are the only statutorily backed professionals in Nigeria to carry out Building Production Management. Other professionals are however empowered to supervise ongoing works inline with their respective inputs. Anything other than this is nothing short of corporate quackery that negates professional expectations.

🧱 WHY MANY NIGERIA BRICKLAYERS RETIRE BROKE

This is not an insult.
It is a reality we must face.

Many bricklayers work 20–30 years…
But retire with nothing.

Why?

Let’s talk honestly.

---

1️⃣ No Retirement Plan

Most Nigeria bricklayers:

• No pension
• No insurance
• No savings culture
• No investment plan

We depend only on daily income.

When body weak… income weak.

---

2️⃣ Hand-to-Mouth Living

When money comes:

Rent

Food

School fees

Family needs

Emergency

Nothing remains.

We earn… and spend everything.

No future planning.

---

3️⃣ No Financial Discipline

Some problems we must admit:

• No record keeping
• No budgeting
• No savings target
• No investment thinking

Money comes fast — money goes fast.

---

4️⃣ No Business Upgrade

After many years:

Still working as daily labourer.

No move to: ✔ Contractor level
✔ Supervisor level
✔ Subcontract jobs
✔ Training apprentices for income

Experience increases — but income level remains same.

---

5️⃣ Health Damage

Bricklaying in Nigeria is heavy:

• Sun
• Cement dust
• Carrying blocks
• Climbing scaffold

By 50–60 years: Body no strong again.

And since no pension…

Retirement becomes suffering.

---

📢 The Hard Truth

The problem is not bricklaying.

The problem is: No system. No structure. No long-term thinking.

---

💡 WHAT MUST CHANGE?

Every Nigeria bricklayer must:

✔ Save at least 10–20% of income
✔ Buy land early
✔ Invest in small business
✔ Learn contract negotiation
✔ Join strong association
✔ Plan retirement from age 30–35

Don’t wait till 55 before thinking of future.

---

🧱 Bricklaying can make you wealthy.
But only if you think like a businessman — not just a labourer.

The earlier we wake up, the better our old age will be.

If your wall paint is peeling, don’t put Tiles, you will REGRET it. Do this instead

Tiles don’t stop dampness.

They only hide the lower part of the wall.

When moisture rises from the ground or enters the wall, it bypasses the tiles and escapes above them — that’s why the paint starts peeling just above the tile line.

So no, your painter didn’t do a bad job.
And no, the paint isn’t the problem.

The real cause:

• Rising damp from the ground
• Trapped moisture inside the wall
• No proper damp-proof barrier (DPC)

Repainting alone will always fail in this situation.

The correct solution:

To stop this permanently, the wall must be treated — not covered.

✔️ Use Costar 2K + Krystal Coat together
These pe*****te and seal the wall, blocking moisture from pushing paint off again.

✔️ Add Dampmaster or install a manual DPC
This stops ground moisture from rising into the wall in the first place.

When done correctly, the peeling stops — even above tiled areas.
Don’t waste money repainting the same wall every year.
Fix the cause once.

YOU CANNOT USE STRING LINE TO TAKE LEVEL IN ENGINEERING CONSTRUCTION

Let us correct this clearly.

You cannot stretch a line from Point A to Point B and call it level.

It is not level.
Even at 4 m, 6 m, or 10 m, the line will sag. Why?

• Self weight
• Gravitational pull
• Variation in tension
• Wind influence

A stretched line forms a curve. That curve introduces vertical deviation at midspan.

That deviation is error.
In engineering construction:

• 50 mm is error
• 75 mm is serious error
• 100–150 mm is total failure of control

We do not leave room for avoidable error.

What Line Is For

Line is for:

• Wall alignment
• Block straightness
• Setting out in plan
• Visual control

Line controls straightness.
It does not control level.

What You Use for Level

When checking:

• Foundation top
• Plinth beam
• Slab formwork
• Lintel and Beam soffit
• Column head

Use instruments:

• Laser level
• Automatic level
• Dumpy level
• Digital level
• Water level for short spans

These generate a true horizontal reference plane.
No sag.
No curve.

Use line for alignment and setting out.
Use leveling instruments for level.

Engineering precision is not optional. It is discipline.

You will thank yourself for it

Theoretical knowledge plus site experience is a must.

🏗️ Plinth beam formwork in progress during foundation construction.
A plinth beam improves structural stability by evenly distributing wall loads, reducing foundation settlement, and minimizing wall cracks. It also strengthens the building at ground level and increases long-term durability—especially in residential building projects and modern house construction.

📐 Smart structural design starts from the foundation.

Difference Between Septic Tank and Soakaway Pit

1️⃣ Septic Tank

Definition: A sealed underground tank (made of concrete, blocks, or plastic) where sewage and wastewater from toilets first collects.

Function:

Solid waste settles at the bottom (sludge).

Lighter materials like oil/grease float on top (scum).

The middle layer (liquid effluent) flows out into a soakaway or drainage system.

Purpose: Treats and separates waste before disposal.

2️⃣ Soakaway Pit (Absorption Pit)

✔️ Definition: A porous underground pit filled with stones, gravel, or perforated rings.

✔️ Function: Absorbs and disperses liquid wastewater from the septic tank into the surrounding soil.

✔️ Purpose: Safely disposes of liquid effluent, allowing it to seep naturally into the ground.

✅ Advantages When Properly Done

➡️ Septic Tank

Efficiently separates solid waste from liquids.

Reduces pollution risk by holding solids.

Can last 15–30 years with proper maintenance.

Protects soakaway from being clogged with solid waste.

➡️ Soakaway Pit

Provides natural filtration of liquid waste.

Prevents sewage backup and overflow.

Low-cost and low-maintenance system when well-designed.

Helps recharge groundwater in some soils.

❌ Disadvantages When Not Properly Done

➡️ Septic Tank

If undersized → fills up quickly, it causes overflow and foul odor.

Poor construction (cracks or leaks) → contaminates groundwater.

Without regular desludging → clogs and damages soakaway.

➡️ Soakaway Pit

If soil is not permeable (clayey soil) → waterlogging and overflow.

If built too close to wells/streams → contaminates drinking water.

Poor design (too small or shallow) → frequent flooding and odor.

Without a septic tank, separation → quickly fills with solids and becomes useless.

➡️ Key Understanding

Septic Tank = Treatment system.
Soakaway Pit = Disposal system.

Both must work together for efficiency. If one fails, the whole system fails.

A properly designed septic + soakaway system ensures hygiene, prevents waterborne diseases, and protects the environment.

Cutting corners in design or construction always leads to health hazards and expensive repairs.

WHO SHOULD HEAD A LARGE CONSTRUCTION PROJECT?

Many people assume that once you have land and a drawing, the next step is simply to start building. But on large projects worth millions, the real question is not “Who can build?” but rather “Who should lead the entire team of professionals to deliver the project successfully?”

Let’s break it down:

Architect – Designs the project, ensures aesthetics, space functionality, and compliance with standards.

Civil/Structural Engineer – Designs the structure, ensures stability and safety of the building.

Quantity Surveyor (QS) – Handles costs, contracts, and makes sure the project stays financially healthy.

Builder – Specializes in construction management, quality control, and translating drawings into physical structures.

Now, here’s the truth: no single professional can singlehandedly “own” a large project. That’s why the industry recognizes the role of a Project Manager.

A Project Manager could be an Architect, Builder, Civil Engineer, or Quantity Surveyor — depending on their training and additional project management expertise.

If the project is design-heavy → the Architect may lead.

If it’s structurally complex → the Civil Engineer could take charge.

If it’s construction execution-focused → the Builder often leads.

If it’s finance and contracts-driven → the Quantity Surveyor can be the best fit.

But in modern practice, especially on large projects, the Project Manager is often a Builder or Quantity Surveyor with additional project management certification (like PMP or PRINCE2), because they combine technical knowledge with cost, time, and resource management skills.

Bottom line:
The project leader is not automatically chosen by profession but by who has the best project management training and experience. On paper, the Quantity Surveyor and Builder are the two professions most tailored to manage big projects from start to finish.

Fear only comes when the foundation is weak. But when you know what you’ve laid is solid, confidence takes over. 💪

There’s a level of mastery where you can boldly stake everything you own, because you’re sure of the quality you deliver. 🔥

This is one of those moments. I love their confidence, come rain, come storm, this POP is built to last.
