As a Nigerian living outside the country, and with the large population of Nigerian communities in Uk, United State, Canada and other western countries, there is a large percentage of you guys who wish to build a house or commence a project in Nigeria but are discouraged by the high rate of scams perpetrated by relatives, family members, friends, engineers, real estate companies or construction companies.
In this post, I will be highlighting ways you can go about your building project either you are in Nigeria or outside Nigeria
over the years that my client base has increased, over 65% of my clients are Nigerians who stays abroad, many of which we have never met in person except for video calls but they end up giving their project to me out of trust which I've not broken. This has gotten me referrals from them as well.

The frist red flag that i do tell all my client either you live in Nigeria or you live outside Nigeria to watch out for is THE MR I CAN DO IT ALL DO WORRY JUST PAY when you are talking to them about your project.
These set of MR I CAN DO IT ALL will collect your money and deliver a substandard job to you.
There is a process to building projects either you are giving it to individuals or construction company. The first stage is SURVEY which is to be done by a registered surveyor who can be trusted to deliver a legit survey plan that went through all the processes and is properly documented at the office of the survyor general of the state. This is called a RECORD COPY SURVEY.
The next step is the design stage. This is done by a seasoned Architect who have the ability to conceptualize and deliver modern designs. As someone who wants to start a building project I will want you to have it at the back of your mind that the services of a good architect is NOT CHEAP. A good Architectural design is NOT CHEAP. As a prospective home owner which have the intentions of spending around 35 million naira at least on a project and someone somewhere is trying to tell you to pay 60 thousand naira for your architectural designs, that alone should be a pointer on the quality of design such person intend to deliver
After the architect is done, The services of a registered Town Planner who will handles your approval process is the next step. This stage is very crucial and must not be joked with in order not to create a problem that will lead to the demolition of your building by the government in the nearest future. At this stage the design must be properly checked and see if it fulfills all planning codes and requirements. Please do not try to cut corners at this stage because it will come back to haunt you in the nearest future. Remember the recent Lagos state demolition issues. The services of a registered Town Planner is NOT CHEAP as well
Construction stage follows after you have gotten all the necessary approvals from the government and you have been cleared and certified to build. A good team is needed at this stage to be able to construct according to what was designed inorder to get the best result. Using substandard materials or employing under qualified artisans thinking you are trying to save money will cost you your sanity if care is not taken. At this stange you can spend 45 million naira on your building and it will look like a building that's constructed with less than 20 million naira. Making sure you give your project to people who will bring a skilled team to the site is very important and it saves you a lot of stress and money.
THE MR DO IT ALL will tell you not to worry and that he can get everything done for you. Beware!!!!!
Yes a good real estate firm, architectural firm or construction company can GET IT ALL DONE for you but they will break it down into stages and give you detailed information or recommend experts to you when need be.
