Ever wonder about Certificate of Occupancy
(C of O) vs. Governor's Consent?
They're NOT the same, and understanding them protects your investment!
Certificate of Occupancy (C of O): The Land's Birth Certificate
•What it is: The government's official declaration of the first owner of a piece of land. Think of it as the land's original ID.
•Signed by: The State Governor.
•Issued by: Ministry of Lands.
•How many? Only ONE ever for a piece of land. Once issued, no new C of O is created.
•Valid for: 99 years.
Governor's Consent: The Ownership Transfer Stamp
•What it is: When land is sold, the Deed of Assignment transfers ownership. Governor's Consent is the government's official approval of that transfer, stamped on the Deed.
•Signed by: The State Governor.
•Processed by: Ministry of Lands.
•How many? Can be issued multiple times as the land changes hands.
•Does it extend the 99 years? NO! It only approves the transfer of the remaining years on the original C of O.
The BIG Takeaway: One property, one C of O for life. But many Governor's Consents as it gets sold!Why it matters: Without Governor's Consent, your land transaction is legally incomplete! Don't risk your investment.
