🚩 The Gazette ➡️. This is an official book of the government that shows every details of transactions that the government has done over the years. A Gazette would show you all the villages and communities that their land has been granted excision.
🚩 Certificate of occupancy ➡️ this shows that the government has released this land. That is the government has given you right to own this land for 99 years after which you go back and pay again according to the 1973 land constitution.
🚩 Governor's Consent ➡️. For a land that has C of O , the C of O cannot be issued twice you'll need the governor's consent. The governor's consent simply means transfer of honorship
🚩 A survey plan ➡️. This is a document that shows the actual boundaries of a land.
🚩 Deed of Assignment ➡️ this is a document that shows details of transactions between the buyer and the seller.

Guide to make sure you don't buy a fake landed property:
1️⃣ Trust no seller or agent no matter what till you have gotten your documents signed, sealed and delivered.
2️⃣ Don't believe all marketing adverts from sellers or agents till you have done your own personal research to confirm.
3️⃣ For every land you are interested in always ask and I MEAN ALWAYS ASK for these documents;
📍 The survey plan.
📍 The deed of assignment and how the property was transferred from time immemorial to the present day seller.
📍 Copy of the original receipt the seller used to purchase the land and from whom he bought it from.
📍 Copy of either the gazette, C/O or governor's consent of the land.
4️⃣ If possible visit the property personally or send a representative you trust. Never buy a property directly from a property magazine or website without you seeing it personally or sending your representative to see it and comment on it. Note📌 if a seller tells you he is not ready to release a document because it is a private document, please walk away. Every landed document is a public document of record that can be investigated and searched. Demand for the documents.
