Explaining Land Documents
1. Deed of Assignment - The Transfer Document.
What it is-
A legal document showing that someone transferred
their interest in a property to you.
ANALOGY:
Like a receipt showing you bought a car from someone.
LIMITATION:
It's only as strong as the seller's ownership.
If seller had problems, the Deed inherits them.
2. Governor's Consent - The Official Blessing.
The Governor's formal approval of the transfer
of land ownership to you. Required by law under
the Land Use Act.
ANALOGY:
When you buy a car, you must transfer the
ownership at the Vehicle Inspection Office.
Governor's Consent is that official transfer.
WHY IT MATTERS:
Without it, the law considers the transfer
incomplete. Your ownership can be challenged.
3. C of O - The Ultimate Ownership Proof.
:
Certificate of Occupancy - Your name officially
registered with government as the owner for
a specific term (usually 99 years).
ANALOGY:
This is the vehicle's official document showing
YOU are the registered owner with the authorities.
WHY IT MATTERS:
Strongest form of land ownership recognition
in Nigeria. Hardest to challenge in court.
The Surveyor's Advice
"Before you spend millions on any of these documents, spend hundreds of thousands on a SURVEY. Because all these papers refer to a specific piece of land. If that land isn't properly identified and surveyed, the papers are just expensive paper."
