How Fake and Manipulated Gazettes Are Costing Nigerians Millions 🇳🇬

If you are planning to buy land in Nigeria, this is something you need to be aware of. Many buyers are currently losing large amounts of money because of misleading and improperly used gazette documents.

A gazette is meant to confirm that the government has officially released a particular piece of land for private ownership. However, the reality is that many of the gazettes being presented in today’s real estate market do not truly apply to the land being sold.

Here are some of the common ways this happens:

• Real gazette, wrong property
Some sellers use a valid gazette from a different location and make their survey plan appear as if the land falls within that approved area, even though it does not.

• Edited or incomplete gazette documents
Community names may be changed, pages removed, or important details like gazette numbers and publication years may be missing. In many cases, only unofficial PDF copies are provided, making verification difficult.

• Survey plan outside the gazetted area
When the coordinates on the survey plan do not match the area covered by the gazette, the land is not legally approved, regardless of what is presented.

• “Excision in progress” sold as a gazette
Any land without a proper gazette number, year, and official government publication is not yet gazetted, no matter how it is advertised.
