Let Atanda resolve this matter once and for all cos this question keeps coming up almost every time from either the Landlord or the T£nant to my inbox

One of the major reasons why the law said that it is the responsibility of the Landlord to fix and repair external structures is because.

Whatever ever external structures the Landlord fix in his property will eventually increase the Value of the property

Lets take for example, if i want to rent house that the gate is not good or the roof is bad

It will either scare me away or they will have to reduce the price of rent for me to take it.
But once the Landlord fix it ehn and its fine, people will rent the house quickly and the value of the house will increase which may also eventually lead to increament in Rent too which is to the advantage of the Landlord.
Now lets reason it together now, emptying the soak away does not increase the value of the Property or add to it in any way cos no landlord can increase house rent based on the Fact that the soak away is not full.

In fact you can't see them adv£rtise a h0use and say that one of the things to consider is that the soak away is not full....😄😄 E get as e sound for ear.
But you can hear something like, the property os fenced, it has gate, good roof and so on.

So what Atanda is trying to say basically without mixing word is that, Emptying of the Soak away is the responsibility of everyone using it as at that time and if the landlord is staying with you people in the property, then he or she must also contribute to it and if the landlord is not staying there ehn, it does not concern the landlord except if the landlord wishes to contribute willingly.

New tenants that are not more than 3 months old in the property are exempted from contributing to the emptying of the soak away

But pls take note that it's only emptying the soak away that is the responsibility of everyone using it

- When it comes to reconstruction of the collapse soak away, na landlord responsibility fully.

- Pipe Blockage repair or replacement of pipe na the full responsibility of the Landlord

- Chambers repairs na the responsibility of the Landlord

I hope i have been able to break it down and resolve this issue once and for all

The soak away is just like a dustbin the landlord provided for you to throw your waste

Na you go empty am na.... abi na landlord go pay Money to throw away your dustbin ni?
