2023 Real Estate Market Outlook (And What It Means for You)

Last year, one factor drove the real estate market more than any other: rising mortgage rates.

In March 2022, the Federal Reserve began a series of interest rate hikes in an effort to pump the brakes on inflation.[1] And while some market sectors have been slow to respond, the housing market has reacted accordingly.

Both demand and price appreciation have tapered, as the primary challenge for homebuyers has shifted from availability to affordability. And although this higher-mortgage rate environment has been a painful adjustment for many buyers and sellers, it should ultimately lead to a more stable and balanced real estate market.

So what can we expect in 2023? Will mortgage rates continue to climb? Will home prices come crashing down? The reality is, this is one of the more challenging real estate periods to forecast. However, here’s what several industry experts predict will happen to the U.S. housing market in the coming year.

MORTGAGE RATES WILL FLUCTUATE LESS

In 2022, 30-year fixed mortgage rates surged from roughly 3% in January to around 7%.[2] This year, economists forecast a less dramatic shift. Nadia Evangelou of the National Association of Realtors (NAR), shares her vision of three possible scenarios[3]:

Inflation continues to surge, forcing the Fed to repeatedly raise interest rates. In that case, rates could reach as high as 8.5%.
Inflation decelerates and mortgage rates follow suit, averaging 7 to 7.5% for the year.
The economy falls into a recession, which could lead mortgage rates to drop closer to 5% by year-end.
What does it mean for you? No one knows for certain where mortgage rates are headed. Instead of trying to ”time the market,” focus instead on buying or selling a home when the time is right for you. There are mortgage options available that can make a home purchase more affordable—and you can always refinance down the road. I’d be happy to refer you to a mortgage professional who can help.

SALES VOLUME WILL FALL AND INVENTORY WILL RISE

Many economists expect the number of home sales to continue to decline this year, leading to an increase in listing inventory and a longer sales timeline. Fannie Mae forecasts that sales will fall by 20% this year, while NAR projects a less extreme dip of 7%.[4, 5] Realtor.com estimates that this slowdown could cause listing inventory to surge by 23%, which would be a noticeable improvement for buyers but still fall short of 2019 levels.[6]

What does it mean for you? If you’ve been frustrated by a lack of inventory in the past, 2023 may bring new opportunities for you to find the perfect home. And if you’re hoping to sell, you may want to act fast; rising inventory levels will mean increased competition. Reach out to schedule a free consultation.

HOME PRICES WILL REMAIN RELATIVELY STABLE

While some economists expect home prices to fall this year, many expect them to remain fairly stable. "For most parts of the country, home prices are holding steady since available inventory is extremely low," said NAR Chief Economist Lawrence Yun at a November conference.[5] The factors that caused home prices to plunge during the Great Recession—specifically lax lending standards and a surplus of listings—aren’t prevalent in our current market.[7]

Marketing Strategies for Real Estate Agents in Nigeria.

Marketing and listing strategies play a crucial role in selling properties effectively and maximizing their exposure to potential buyers. Are you an agent in the Real Estate Here are some effective strategies to consider as a Real Estate agent in Nigeria:

Professional Photography and Virtual Tours: High-quality images and virtual tours can significantly impact a property’s appeal to potential buyers. Hire a professional photographer but if you cannot afford one, please get a phone that has sharp camera pixels. It will help you in your marketing also consider offering 360-degree virtual tours to showcase the property’s best features.

Property Staging: Staging the property can help potential buyers envision themselves living in the space. Use tasteful furniture and decoration to create an inviting and appealing atmosphere of the property. The property will appeal to eye first before one can think of buying.

Create an Attractive Listing: Craft a compelling property listing that highlights the property’s unique selling points, location advantages, and key features. Use descriptive language and include important details such as square footage, number of bedrooms and bathrooms, amenities, and any recent upgrades or renovations.

Read also: WHY YOU MUST BUY LAND AND WAIT AND NOT THE OTHER WAY ROUND!

Online Listing Platforms: Utilize popular online listing platforms and real estate websites to advertise the property. Ensure that the property is listed on multiple platforms to reach a wider audience. You can list your properties on site www.verazadvocates.com.ng/property or other listing platforms in the country. You can contact us for list of these sites.

Social Media Marketing: This is a very powerful tool in marketing now, this is because many people search online for their needs. Leverage social media platforms like Facebook, Instagram, YouTube and LinkedIn to promote the property listing. Use eye-catching visuals, videos, and engaging content to generate interest and share the listing with a broader audience.

Email Marketing: Develop an email marketing campaign to reach out to potential buyers and real estate agents in your network. Share the property listing and any upcoming open house events to generate interest. Although many realtors/agents are not using this strategy but it works like magic! Try it out and thank me later.

Open Houses and Property Tours: Attend open house events and property tours organized by real estate companies with your prospects to allow potential buyers to view the property in person. Make the experience welcoming and informative to encourage offers. Here in Nigeria, there are many Real Estate Companies and they organize such events regularly. As a real estate agent, search for real estate companies in your area and register with them. If you are in Rivers State you can contact us for list of Real estate Companies in Rivers State.

Collaborate with Local Real Estate Agents: Partner with local real estate agents who have a network of potential buyers. Offering a commission to buyer’s agents can incentivize them to bring qualified clients to view the property. As a real estate agent, you should not be an island, partner with other agents in your area. Do not chop alone, learn how to partner and share the commission thereafter. Do not be a greedy agent!

14/10/2024

A very popular misconception about real estate is that you have to be extremely wealthy to even think about investing or buying into it because, in the past, most people in Nigeria that invest in real estate were the very rich and financially stable people. Our Reality today is different and has totally debunked this misconception. Here are 5 points to buttress this.

Strategic Investing
No matter how bad the economic market gets, Investing strategically in real estate can never be a bad investment; it can always be sold for a valuable ROI.

Research
Overtime the average return on investment (ROI) on properties are predicated on both external and internal factors like; Projected geographical developments, geographical location, access routes, natural factors, crime rates etc. Some of these factors are ever changing and the effects might be positive or derogatory to the real estate properties associated with them. Proper research on the current real estate markets, the proposed real estate investment location and the developments that are and will occur in that location should be carried out before any investment is made.

Collaboration e.g Joint Venture
Real Estate is by far the best investment choice in Nigeria and it’s not an option that requires singularity of ownership. Collaborations are really important as they offer the opportunity to invest in real estate despite your current financial Limitations.

Constant Growth in The Country
Nigeria being the giant of Africa and it is growing at 3.2% a year. The U.S. Census Bureau says that at this rate, there will be an estimated 402 million people in Nigeria in 2050. The question now is, where will they all live? With this estimation real estate is primed to be the best investment plan in Nigeria for at least the next 100 years.

Top 7 Reasons Why 90% of US Millionaires Invest In Real Estate & Why You Should Follow the Lead

“90% of all millionaires become so through owning real estate.” This famous quote from Andrew Carnegie, one of the wealthiest entrepreneurs of all time, is just as relevant today as it was more than a century ago.

Some of the most successful entrepreneurs in the world have built their wealth through real estate. In fact, it’s estimated that 90% of all millionaires invest in some form of real estate. There are several reasons for this, but in today’s article, we’ll share seven reasons why millionaires invest in real estate.

Reason #1: Passive Income
One of the biggest reasons why millionaires invest in real estate is for the passive income it provides. With a well-diversified portfolio of properties and investments, you can easily create a stream of passive income that will provide you with financial security for years to come!

Reason #2: Tax Benefits
Another reason millionaires invest in real estate is for the tax benefits. When you invest in real estate, you can deduct several expenses from your taxes, including mortgage interest, property taxes, and more. This can save you a significant amount of money each year!

A real estate investor’s tax benefits could include:

Depreciation is the gradual loss of a property’s value over time due to wear and tear. A real estate investor generating income from a rental property can deduct depreciation expenses from their taxes, reducing their tax liability and taxable income.

No Self-Employment Tax – A self-employed person typically pays the employee and employer’s F**A tax, including medicare and social security. Fortunately, owning a rental property doesn’t classify your income as earned. Because rental income from real estate investments is typically considered passive income and is exempt from self-employment tax, partnerships and syndications are a popular structure for passive real estate investors.

Deductible expenses – As a real estate investor, you can claim tax deductions on various expenses incurred for your portfolio. Typical tax-deductible costs include property insurance, property taxes, management fees, maintenance and repairs, and qualified business expenses.

Reason #3: Leverage
Another reason to invest in real estate is leverage. When you purchase a property, you can put down a small down payment and finance the rest. You can use leverage to finance a portion of the purchase price. This allows you to control larger assets for a smaller investment.

Reason #4: Save Time With A Syndication
You can also leverage other people’s time by passively investing in real estate projects. In this case, the active investor will track the deal and tackle it. And the passive investor, on the flip side, will fund it. Real estate syndications are another great way to invest in real estate passively. Syndications enable you to benefit from other people’s time and money since you’re capitalizing on the efforts of other investors and the property development group to get the deal. This enables you to bypass the project management piece of managing a project, so you can simply gather your profits at the end of the project.

Reason #5: Appreciation
Over time, real estate tends to appreciate in value. This is especially true if you purchase property in an up-and-coming area or make improvements to the property that increase its value. By investing in real estate, you can build equity that will increase in value over time!

Reason #6: Cash Flow
Investing in real estate can also provide you with positive cash flow. This is the money you have left over after paying your expenses, including your mortgage, property taxes, insurance, and more. If you have positive cash flow, you can use that money to reinvest in other properties or other areas!

Reason #7: It’s a Tangible Asset
Real estate is a tangible asset that you can see, touch, and feel, as opposed to stocks and bonds, which are intangibles. Knowing that your investment is tangible might increase your sense of security.

All About the Real Estate Industry.

One successful business in the construction world is the real estate industry. This industry covers many aspects of the property such as development, leasing, appraisal, marketing, and management of commercial, residential, agricultural, and industrial properties. The industry fluctuates depending on the economies but at the same time remains consistent since people always need homes and businesses need commercial space.

Before heading down to a career in the real estate industry, here are some things that you need to know.

What is Real Estate?
Real estate is any real property consisting of land and improvements such as fixtures (i.e. access door, lighting, awnings, etc.), buildings, roads, structures, and even utility systems. Here are the four types of real estate:

Residential - This includes both new construction and resale. A common category of residential real estate is single-family homes. Other residential real estates include condominiums, co-ops, townhouses, triple-deckers, high-value homes, duplexes, quadplexes, vacation, and multi-generational homes.

Commercial - Included in this type of real estate are strip malls, shopping centers, educational and medical buildings, hotels, and offices. Apartments, although used for residences, are often considered commercial since they are owned to produce income.

Industrial - This kind of real estate includes manufacturing buildings and property, including warehouses. There can be various uses for industrial buildings such as research, production, distribution, and storage of goods. However, buildings where goods are distributed, are considered as commercial real estate

Land - Land can either mean vacant land, ranches, or working farms. Subcategories of this kind of real estate include undeveloped, early development or reuse, subdivisions, and site assembly.
