Many are afraid of loosing money in the name of Investing in Real Estate though it's one of the leading investment opportunities. Land is a valuable asset that never depreciate because of the ever growing population.

Having a good knowledge of land documentation helps a lot in decision making for a safe investment.

To claim ownership of a piece of land, you need an evidence which this post referre to as land document.

We have two classification of land in real estate

A) Free land - A piece of land is said to be free if government have not indicated any interest whatsoever in it. The title can be perfected quite easily.

Such land can have Gazette, a C of O or Governor's consent.

B) Acquired land - Taken by government.

There are two types of acquired land
1) Committed acquisition: This have been mapped out for a particular project and can't be sold. Buying such a land is a waste of resource.

2) General or Global acquisition: Although government have indicated interest in it, they are yet to decide what it will be used for. Hence, can be released through the process know as Excision.

Before buying a land, please ensure that it doesn't fall under committed acquisition and also that the seller have right over the property.
