Investing in off-plan projects can either become one of the greatest mistakes you ever make…

Or one of the smartest real estate decisions of your life.

The difference is knowing what to look out for.

Here’s when off-plan makes sense:

• When the developer has a proven track record
• When the location has clear growth potential
• When the payment structure gives you leverage
• When you’re buying below future market value

This is how many smart investors quietly build wealth.

And this right here is a perfect example.

7 Units of 2-Bedroom Apartments in G.R.A, Port Harcourt.

This project ticks the right boxes:

✔ Trusted developer track record
✔ Prime location
✔ Flexible payment structure
✔ Strong future market value potential

A unit here is currently going for ₦100M.

Sometimes, buying completed property is the wiser move.

But sometimes, entering during construction gives you the biggest advantage.

If you’re considering an off-plan investment in Port Harcourt, send me a message.
I’ll help you assess whether the deal truly makes sense before you commit.

After years in real estate, one thing is clear:
Your network influences your investment decisions.

Over the years, working as a real estate professional,
I’ve had a front-row seat to how people make investment choices.
And one thing has been consistently clear…

People rarely decide in isolation. They decide in alignment with the people around them.

It’s subtle, but it’s powerful.
Someone in your circle will either expand your vision… or shrink it.

They will either introduce you to better opportunities… or normalize poor decisions.

So after years in this space, I’ve learned this:
Before people change their investments, they often need to change their influences.

Because in the end, your portfolio is not just a reflection of your money…
It is a reflection of your conversations.

You don’t have to change everything overnight…Start by changing your conversations.Let’s talk.

What does a “good deal” really mean to you?

Is it the fastest sale?
The highest commission?
Or the easiest close?

Early on, I thought a good deal was one that closed quickly.
Now, I see it differently.

In my view,
-A good deal is one that still makes sense years later.
(The difference usually shows up after the excitement fades.)

-A good deal is one that has the ability
to produce other deals in the future.
(When clients return or refer others,
it’s often because the previous deal left no regrets.)

– A good deal is one where everyone clearly understands what they’re walking into.
The type of transaction.
The implications.
The timeline.

(If both parties don’t understand that a land purchase is for land banking and may take years before development,
you’ll get that call five months later:
“I want to sell my plot.”)

That’s when pressure starts.
Clarity at the beginning saves everyone later.

What does a good deal mean to you, really?

If you only invest where it already looks developed, you’re late — and that’s okay.

Here’s what matters…
You are not too late to take a step.

Too many people confuse “late” with “finished.”
They think because they didn’t start early, they shouldn’t start at all.

That’s a mistake.

Opportunity doesn’t close its doors because you arrived later than others.
It simply changes its price… and its strategy.

Yes, the early investor may gain more.
But the disciplined investor still gains.

The real danger is not being late.
The real danger is standing still.

Start where you are. Use what you have.
Take the step you’ve been postponing.

Because in a few years, today will either be:
The moment you finally moved… Or another moment you let pass.

And one leads to progress, The other leads to regret.

Happy Workers’ Day to every hardworking Nigerian.

Here’s something I’ve learned in real estate:

Your job can pay your bills…
But your investments build your future.

Many people work for years,
but never convert their income into assets.

That’s the difference.

This Workers’ Day, don’t just celebrate your work. Start making your work work for you.

Land. Property. Assets.
That’s how you truly move forward.

Makoko is back in the spotlight.. Demolitions & the Cost of Urban Renewal

For years,
Makoko has been one of Lagos’ most talked-about communities.

Beyond being a waterside settlement, it evolved into a tourist attraction — drawing creators, filmmakers, researchers, and visitors from around the world.

Boat rides, markets, culture, and daily life on water..

Recently, the Lagos State Government began clearing structures in parts of Makoko and surrounding communities.

The government explains this as part of urban renewal, safety measures (especially around power lines), and enforcement of planning regulations all tied to long-term city development.

At the same time, the impact on residents is very visible. Many families have been displaced, livelihoods disrupted, and community spaces affected.

It has sparked strong reactions from civil society groups and the public, especially around issues of notice, resettlement, and inclusion.

This situation highlights a reality Lagos often faces: balancing modernization with community life, safety with livelihood, and planning laws with lived realities.

So let me ask you 👇
Do you think situations like Makoko’s can be handled differently, and what would better look like in your view?

Lagos is not just a city. Lagos is a market.

And this is why 👇🏽 (4 is my best)

This place is where demand shows up first.
Before products, ideas, or business models spread across the country, they are usually tested here quietly or loudly.

For entrepreneurs and businesses, that matters.

1. It validates ideas fast
If people here are willing to pay for what you’re selling, you’ve passed a real test. This market doesn’t reward assumptions only value.

2. It sets the pace
Consumer behavior, pricing expectations, trends, and even how people buy are often shaped here. What works here tends to influence the wider market.

3. Money moves with urgency
Decisions are quick. If your offer solves a problem or signals value, buyers respond. That speed keeps businesses sharp and adaptive.

4. Competition builds strong founders
You’re rarely the only option. That pressure forces better thinking, better products, and better ex*****on.

5. Scale is built in
The volume of people, needs, and purchasing power means growth isn’t theoretical. Once you crack this market, expansion becomes intentional.

That’s why many founders don’t ask, “Will this work?”
They ask, “Will this work here?”

Because this isn’t just a city.
It’s a market and a signal of where the country’s demand is moving.

I’m Franklyn Kachi. I talk about Lagos the way few people do.
If this is your first time seeing my thoughts, follow along.

Why I’ll always choose Lagos over any other city in Nigeria

Lagos is not the easiest city but it’s the most alive.

Here’s why I’ll pick it every time:
1. Lagos rewards speed and courage
If you can think fast, adapt faster, and move with intent, Lagos makes room for you. Ideas don’t sleep here. Opportunities don’t wait.

2. Money circulates differently
From real estate to tech, trade to entertainment—Lagos is where demand meets urgency. If value is what you offer, someone is ready to pay.

3. The people stretch you
In Lagos, you’re constantly surrounded by people doing something. Hustlers, builders, creatives, dealmakers. It forces growth whether you like it or not.

4. Lagos doesn’t care about your background
Where you’re coming from matters less than what you can deliver. That alone makes it fairer than many places.

5. It teaches you business, not theory
Negotiation. Risk. Timing. Resilience. Lagos is a real-life MBA no classroom, no excuses.

Is it noisy? Yes.
Is it stressful? Definitely.
But for vision, scale, and momentum no other Nigerian city comes close.

Lagos isn’t for everyone but if you understand it, it can change your life.

If you’re building, investing, or paying attention Lagos always shows you where the money is moving.

If you stay in Lagos, what’s one thing you love most about the city?

It’s 2026, what should I invest in?

Everyone wants to know what part of real estate to invest in, in 2026.

Funny thing is
the answer isn’t hiding in a prediction. It’s hiding in patterns.

Money usually moves quietly before it becomes obvious.

Certain assets start getting attention. Certain locations get busy.
Certain conversations keep repeating.
That’s your cue to pause and study, not rush and copy.

Most people jump in first and start “researching” after.
The smarter move is to watch where real investors are placing their bets before you commit yours.

I’ll be sharing observations, trends, and real-time market signals as the year unfolds. Stay close the clues are already showing.
