GOVERNMENT ACQUISITION LAND .
This is when land that is set aside by the government for special project in the future for social amenities ,is been use by individual or organisation for other purpose.

Before 1978 ,land use to belong to the 1st settler in Nigeria, however at some point , many settlers start to have land disputes , which lead to the state government to intervane in land ownership .

The government established a decree in 1978 that the land right is invested in state governor

That is where the state government have right to issue Various title documents to land and properties .

Such title are :
Governor censent
Certificate of occupancy aka C of O
Registered survey
Gazette etc .

REGISTER AND UNREGISTERED SURVEY

When you buy land , it comes in sizes and the measurements is done by a surveyor .

The surveyor measure the land to get what we call coordinate of the land and the surveyor interpret on a chart that can be presented to any one as part of the documentation of the land .

A surveyor is a professional in the real estate that is trained to measure land and give coordinate of the land .

With the coordinate of the land , verification can be done on the land ,to know if the land is free from government acquisition or not .

The survey that is been done by the surveyor is called UNREGISTERED SURVEY untill that documents is presented at the ministry of lands which is the government ministry to register it and create file for that land with the name of the owner of the land .

Note : most land don't have survey ,it is the person that purchase the land that will process the survey of the land .

Land that have title documents is higher in price than land without title documents.

TITLE DOCUMENTS ON PROPERTIES.

Title documents in real estate is a document that talks about prove of ownership,that indicate that the land or property belong to someone with the title documents .

However ,many land or property don't have title documents,that does not mean ,it does not belong to anyone .

All land and property have ownership, depending on the location.

Any land that belong to government ,must not be use by individual for personal use ,because in future the government will come after such land .

All government land have records and it is hard for land or government properties to be stolen .

There are so many title documents in real estate ,however we will be talking on Title document called RECEIPT .

This is the easiest and first documents most land and properties do have and issues when there is transaction and purchase of landed properties take place .

The receipt do contain the names of the seller ,the buyer ,the amount and the date of purchase.

Note : when making payments for purchase of landed properties pls ensure you pay into the account of the seller .

It serve as evidence of payment
It serve as back up ,Incase there is a change in the buying process
It help to serve as prove Incase of ligation on the land or properties

TWO SET OF PEOPLE THAT NEED PROPERTY.

The first set of people are called TENANTS

The second set of people are called INVESTORS .

In today Training , I will be talking about tenants.
Who is a TENANT.
A tenant is a person that rented a property for usage for certain period of time .

The tenant have to pay for the rent as long as he or she is using the property .

The landlord give rules and regulations how the property must be use .

The landlord can increase the price of the rent at anytime

The landlord can give you quick notice at any time

As tenant you cannot use the property as collateral

As tenant you don't have same value as the owner of the property on the property

In future , if you calculate the money you must have paid for the rented house for ten years ,it must have given the tenat the ability to buy land and a building on it but many tenant don't have that vision that why many tenants stay in rented house for 20 to 40 years without owning a property.

In future , as a TENANT, you have two option on the property you rented

Option 1, Pack out of the rented house and rent another house .

Option 2,Pack out of the rented house to your own house .
