Reasons you should buy land in these underdeveloped areas or supposedly 'far places' now in the southwest before they become hotcakes;

1. Local Government autonomy - This will fastrack massive migration for rapid developments when basic social infrastructures are being put in place in phases. Since the government is now closer to the people at the grassroots level.

2. Think of southwest major roads constructions and reconstruction. Then, the availability of railways for rail transportation. This will bring the major cities closer to these 'far places'.

3. 70% of the land properties in major cities like Lagos will soon be converted for commercial use, thereby rendering many residents to migrate to border communities. The remaining 30% will be occupied by the rich elites in the cities.

Even the rich elites will love to acquire the border communities to create additional sources of incomes for themselves, living in the city but making money from their property investment in the border communities. Just don't wait in order to become their tenant.

12 Ways to Safeguard Your Home from Demolition in Lagos.

1. Get a Receipt: Always insist on a purchase receipt when buying land in Lagos.

If it's a family land, insist on getting the purchase receipt of the family.

2. Legal Documentation Matters: Ensure the land comes with a Certificate of Occupancy (C of O) and Governor's Consent.

If the land doesn't come with C of O, once you purchase the land, make sure you apply for C of O immediately.

This, you can do through your property lawyer.

3. Lagos State Excision Approval: Verify if the land has approved Lagos State Excision for added security.

4. Survey Plan is Key: Only invest in lands with a registered survey plan to avoid complications.

If you are being given a survey by the seller, still consult an independent surveyor to help you survey the land, to be sure it tallies with the survey plan given to you by the seller.

5. Deed of Assignment: Secure your investment with a valid deed of assignment.

A Deed of assignment is a legal document prepared by a lawyer, which transfers ownership of title from the seller to the buyer.

It's usually 10% of the total cost of the property. Don't joke with this document.

6. Avoid Risky Locations: Steer clear of lands near canals, pipelines, high-tension wires, main roads, and waterfronts.

Lands or buildings near these aforementioned places can easily be taken or demolished by the State Government because they are likely to be land under Government acquisition.

7. Watch Out for Government Acquisition: Confirm the land is not under Lagos State government acquisition.

These are land earmarked by the government for future project, such as construction of roads, drainage, pipeline etc.

8. No Court Cases: Don't buy lands with ongoing court cases; it's a potential risk.

9. Community or Family Matters: Be cautious with lands tangled in community or family issues.
