THINGS I’LL DO DIFFERENTLY AS A REAL ESTATE INVESTOR IN 2026
(Lagos & Ogun Edition)
In 2016, people laughed at anyone buying land in Ibeju-Lekki.
In 2020, they called Epe “too far.”
In 2023, Ogun was “only for retirees.”
Fast-forward to today:
Those same people now ask one painful question —
“If only I had bought then…”
2026 will separate smart investors from storytellers.
Here’s what I’ll do differently as a Lagos & Ogun real estate investor 👇
1. I’ll stop buying where everyone is shouting — I’ll buy where government is working quietly
Roads don’t trend on social media until land prices have tripled.
Bridges, airports, industrial corridors and rail lines whisper first… then scream later.
In 2026, I’m positioning ahead of infrastructure:
Growth corridors in Ibeju-Lekki
Strategic Ogun locations benefiting from Lagos spillover
Areas with confirmed government presence, not rumors
Lesson: Infrastructure doesn’t chase people. People chase infrastructure.
2. I’ll buy assets that can earn BEFORE appreciation
Land is powerful.
But land that can generate income while waiting is smarter.
In 2026, I’ll prioritize:
Semi-finished homes with quick rental or resale potential
Plots suitable for short-lets, storage, resorts, logistics or staff housing
Locations close to commercial activities, not just estates
Why?
Policies and reforms may adjust costs, but cash-flowing assets cushion every shock.
3. I’ll structure my purchases smarter (especially with new reforms in mind)
Laws will change. Policies will evolve.
But informed investors don’t panic — they plan.
In 2026, I’ll:
Understand documentation and ownership structure properly
Work with professionals that help me stay compliant, not exposed
Avoid “cheap today, expensive tomorrow” assets with legal risks
The goal isn’t to avoid taxes — it’s to avoid mistakes that cost more than taxes.
4. I’ll stop betting on hope and start betting on data
Hope is not a strategy.
In 2026, I’ll invest where:
Population growth is measurable
Demand for housing is visible
Exit options (rent, resale, development) are clear.
