A survey plan describes the margin and precise dimension of a parcel of land in a pictorial or diagrammatic format. A survey plan that is registered at the Surveyor Generalβs office of the State in which the land is situated is a REGISTERED SURVEY PLAN.
Land Surveyors are experts concerned with the official assessment for the evaluation and measurement of land. A land surveyor registered with The Surveyors Council of Nigeria (SURCON) is a person legally authorised to prepare and lodge a Survey Plan in Nigeria.
A Survey Plan when done properly properly can be used to chart a land before purchase. Charting is done at the Office of the Surveyor-General of the state where the property is located.

1. To determine the status of the land, i.e.if the land is FREE from all known government encumbrances, under government ACQUISITION or COMMITTED government land.
2. To determine the approved use of the land - Every parcel of land has an approved use. The use can be residential, commercial, industrial, agricultural or mixed-use. It is pertinent to use a land for it's approved purpose to avoid issues with the Government.
3. To determine the proper procedure for the perfection of the property. The Charting will reveal whether you can apply for a Certificate of Occupancy, Ratification, or whether no perfection can be done due to government interest or commitment to the land.
4. To know the current plans of government in the area or for the property: There are often updates to the Masterplan of a state such that a property which was once free may have been committed, or vice versa. The charting will reveal whether the Masterplan updates adversely affect the property to be purchased by you or not.
5. To determine the Excision and Gazette details of the land: If the title of the land is derived from an Excision or a Gazette, charting reveals the Gazette details and if the Excision has been approved by the Surveyor-General of the state.
