Most people who purchase land in Lagos and elsewhere don't really understand the meaning of these Real Estate terms. As a consultant or potential buyer wishing to buy a land or build a new house you must be conversant with a few of these figures and terms. The first hurdle is to understand the system of land measurement in Nigeria.

As a foreigner living in Nigeria or a potential buyer wishing to build a new house, you will often find things are not done quite the way you are used to, and buying land is no exception.
In Nigeria today land is measured in Hectares, Acres, Meters and Feet. These measurements are affected by factors, which include development pattern, human and environmental factors.

LET'S START BY ASKING WHAT IS THE SIZE OF A STANDARD PLOT IN NIGERIA?

According to the dictionary meaning of a plot: A plot is a marked out piece of land for the purpose of building or farming. The word plot is an arbitrary term used to describe a land division carved out for property development.

The size of a plot can vary for different reasons but according to Nigeria's land division laws, the appropriate size of plot for a house construction is 60*120ft which can accommodate a standard house with a small compound. To better understand land division used in Nigeria, different units of area are used as follows:

*METER (M)
A meter is a basic unit of length used in the metric system. It is equivalent to 100 centimeters or 39.37 inches.

*FOOT (FT)
The foot, plural feet, is another unit for measuring length. It is used in the imperial system of measurement. It is equal to 30.48 centimeters or 12 inches.

*SQUARE METERS (SQM)
The square meter is a fundamental metric unit of area. A square meter is simply the area of a square which has sides that measure 1 meter in length. It has a symbol m². It is used for measuring areas of anything from rooms to houses to land.

*SQUARE FOOT (SQFT)
The square foot, plural square feet, is an imperial unit of area. 1 square foot is defined as the area of a square which has sides that measure 1 foot in length.

*PLOT
In Lagos state, the standard size of a plot is 60FT*120FT (18M*36M i.e. 648M2), while in some other cities of the country, a plot is measured 50ft*100ft (15m * 30m i.e. 450sqm)

*ACRE
An acre is a standard unit of measurement used by land sellers and it is almost equivalent to the size of a standard football field. An acre is a product of any rectangular plot of land giving a total of 4,046SQM OR 43,560SQFT OR ABOUT 6 PLOTS. (Each measuring 60ft*120ft).

*HECTARE
A hectare is one of the least known metric units and which potential buyers and Estate developers seems to struggle with. It is a land measuring. 100M*100M OR 328FT*328FT OR 10,000 SQM OR TWO AND HALF ACRE OR 15PLOTS
