I just saw a property in Amagba being marketed by a colleague, I marketed that same property about two years ago. At the time, I had interested buyers, but the seller’s asking price was far above what the market was willing to pay. As a result, no deal happened.

Two years later, the property is still on the market.

This is a reminder that land is not magic. Yes, real estate appreciates over time, but appreciation has to be realistic and aligned with market demand.

One of the biggest mistakes sellers make is assuming that because land generally increases in value, they can attach any price tag to it. The market doesn’t work that way.

An overpriced property can sit unsold for years, causing the owner to miss genuine opportunities and serious buyers.

The best price is not the highest price. The best price is the price the market is willing to pay within a reasonable timeframe.
