Land is the only the asset that will never depreciate, it will continue to appreciate till the end time.

How much money can you make from a real estate business in Nigeria?

As much as the level of profit you can make from real estate business largely depends on location, one thing you should know is that is that there is opportunity to make profit everywhere.

for a example a friend of mine made about 63% of profit for a land he bought in Ibadan for N145,000 in 2016 and sold it for N250,000 in 2018.

This is the case of most location when you invest in real estate. you can be guaranty of getting almost double the amount you invest back in 2 years or less.

1) Land Flipping/Resale:
It is very common in Nigeria it involves buying a land or property at a cheaper rate and reselling it to make more profit.
This requires a reasonable amount of money to start just. just make your research, get your money and buy your first plot of Land.

2) Real Estate Agent Also known as real Estate Brokers:
They are middle men between the buyers and the sellers of real estate property. They connect the sellers with the right buyers and after the sales the agent will make his commission from the transactions.

3) Property Rent/Leasing/shot let: This is a good way to make money in real estate, buy some property and lease it out, if it is a building it is advisable for you to get it in a good location in order not to struggle for tenant who will either pay you annually or monthly and you can decide to sell the property anytime you wish.

It never depreciate, it is the business for all season.

👉 Never answers their phone calls after getting their listing. Good luck trying to get feedback on how much interest your property is getting. This type of agent just can't be bothered.

👉 Bad agent don't offer advice.
They won't help you to find people to make necessary repairs or even give suggestions on what repairs should be made to get a better sales price

👉 Bad agent only suggest price base on what you want to hear to give them the listing not on what your property worth. Few months after your property sit on sold they began to suggest realistic price.

👉 During negotiations bad agent will push an offer just to make a sale. They pressure you to take a much lower price than you want just to close the deal and make their pay day happen.

Generally bad agent usually make fewer sales, have more cancelled or expired listings, and usually settle for a lower price than desired sales price. However they have pretty marketing pictures for their team and have a lot of listings for show off. They are in the business of attracting listings and not selling properties.
