π PROPERTY INSPECTION: What You Need to Know Before Buying a Home
Yesterday, I had the privilege of conducting a residential property inspection alongside our team, the buyer, and fellow agents, along Ahmadiya, Lagos state. It was a thorough process, and I believe every prospective homeowner and real estate professional should understand how this works.
Here's a breakdown of what a proper property inspection involves π

π THE INSPECTION PROCESS β Step by Step

β
1. Pre-Inspection Briefing β All parties (buyer, agents, inspector) are introduced and the scope of the inspection is clearly communicated.
β
2. Exterior Assessment β We examined the roof, drainage, fencing, gates, and the overall structural condition of the building from the outside.
β
3. Interior Walkthrough β Every room was carefully assessed, including walls, ceilings, floors, doors, and windows for cracks, damp patches, or wear.
β
4. Utilities Check β Electrical fittings, plumbing, water supply, and sanitation systems were all tested and documented.
β
5. Documentation Review β Title documents, approvals, and surveys were cross-checked against the physical property.
β
6. Post-Inspection Debrief β Findings were discussed openly with the buyer and all parties on-site.

βοΈ RULES GUIDING A PROPERTY INSPECTION
βββββββββββββββββββββββββ
π The buyer has the right to be present during the inspection; always.
π The agent must remain neutral and transparent throughout the process.
π All observations must be documented; verbal agreements are not enough.
π No pressure should be placed on the buyer to make an immediate decision.
π A professional inspector should be engaged for technical assessments.
π The inspection report must be provided in writing before any commitment is made.
