5. Can I pay a deposit and pay the balance any time within the duration of tenure?
No. You must first pay your minimum initial deposit. Furthermore, you must effect the
balance payment in line with mutually agreed terms of payment.
It is located shortly after the Adiva plains/ Beechwood Estate, Lakowe Lakes and Mayfair
Gardens.
The project is located along Km 42 Lekki -Epe expressway, Eluju, Near Mayfair Garden,
Ibeju – Lekki LGA, Lagos State.
TYPE A- 3-bedroom apartments for N13, 750,000 each
Pay 25% as commitment fee and pay the 75% balance within 9 -12 months

6. Can I be allotted my apartment after my initial deposit?
No. Allocation of apartment in this scheme comes after the completion of payment.
7. What infrastructural facilities will be provided upon the full payment of Purchase Price?
The infrastructural facilities to be provided are as follows:
Security post and gate-house,
Paved premises, drains and walkways,
Streetlights leading to the apartments from Lekki-Epe expressway,
Guaranteed security network(exclusive of purchase cost)
Central generator power (exclusive of purchase cost).
8. Are the apartments built to specification?
Yes, Cross and Churchill will carry out complete development of the apartment
buildings to the specified prototype design for the estate, which conforms to the rules
and regulations operational in the Estate especially the Deed of Estate Covenants.
9. What are the Title documents on the property?
Survey plan,
Power of attorney,
Deed of Estate Covenant,
Deed of Sub-Lease.
10, Can I lease my apartment?
A prior notice must be given to Management of Cross and Churchill Estates Limited of any
subsequent lease or sale of the allotted apartment?
11. What documents given to subscribers at the completion of their payment?
A duly executed Purchase Receipt
A letter of Plot Allocation Letter from Cross and Churchill Estates Limited upon full
payment of the purchase price
A Current date Survey plan upon payment of survey fee.

12. When can I visit the project site?
Visit to the site is organized between 9.00 am and 6:00 pm from Mondays to Fridays
