It's the Lord's doing as I made history in Abuja 15 years after my finance & investment journey began, becoming one of the very few medical doctors in Nigerian history to become a Fellow Chartered Stockbroker (F.C.S.), one of the most prestigious qualifications in the investment & finance industry in Nigeria.

It's been a long journey filled with ups & downs, with nothing but my dreams & belief in myself to keep me going despite occasional self doubts & mockery from many people including loved ones who thought I can never achieve this.

UNDERSTANDING DOCUMENTS IN REAL ESTATE:

APPROVED LAYOUT PLAN:

The Lagos state government recently declared 176 residential estates in Lagos as "illegal", on the grounds that these estates failed to obtain layout approvals from the state's ministry of physical planning and urban development.

This obviously shows that an approved layout plan is of utmost importance especially in residential estate development.

I have thus decided to write about layout plan, what an "approved layout plan" means, and why it's very important in real estate development.

A layout plan is a map or drawing of a construction site showing the position of roads, buildings or other constructions.

However, a more concise definition of a layout plan is:

A layout plan is a graphic representation of the arrangement of buildings, parking, drives, landscaping and any other structure that's part of a development project.

A layout plan is often prepared by a design consultant who must either be a licensed engineer, architect or land surveyor.
It should be noted however that different areas have their different regulations concerning the drawing of a layout plan.

In Lagos state for instance, one of the land regulations is that owners of plots from 10,000 square metres (1 hectare) and above when applying for a certificate of occupancy or governor's consent must first of all prepare a layout for the land and get it approved by the government.

The reason according to the government is to ensure that developments of such large plots of land are properly coordinated & conform to the state's town planning regulations/standards in terms of plot delineation, provision & reservation of roads, drainages and necessary setbacks.

WHAT DOES A LAYOUT PLAN SHOW?

*Outline of existing & proposed buildings & structures.
*Property lines.
*Distance between buildings.
*Distance between buildings & property lines (setbacks).
*Parking lots, indicating parking spaces.
*Driveways.
*Surrounding streets.
*Landscaped areas.
*Easements.
*Utilities.

APPROVED LAYOUT PLAN:

It's pertinent to note that developers of large residential/commercial estate schemes are not meant to commence development on their estates until they seek & obtain the government's prior approval of the scheme.

This is what is referred to as "Government approved layout plan".

An approved layout plan thus simply means a site plan or layout plan that has been reviewed and approved by the relevant authorities, such as local government planning departments or regulatory agencies.

Getting a government approved layout plan is of utmost importance, because what it means is even if an estate company has an excellent land title like a certificate of occupancy or governor's consent, the company isn't allowed to commence development on the estate until their layout plan is approved by the government.

WHY REAL ESTATE HAS CONSISTENTLY REMAINED ONE OF THE MOST LUCRATIVE INVESTMENTS IN THE WORLD:

I am often asked this question...
"Why would you spend many years studying to be a medical doctor, only to become an investment and finance expert?" (I'm a Chartered Stockbroker & an Internationally Certified Investment & Management Consultant).

My answer is because I found out that despite spending many years studying in the university, becoming a doctor and having a stable job, I lived a life of financial struggle.
I always looked forward to end of the month & once I'm paid my salary, the bills were so much that the salary was usually over before the end of the month.
I seriously considered the "japa" phenomenon but I told myself I don't want to spend the rest of my life always having to work physically to earn money.

I concluded that I might never be able to get my financial breakthrough if it's only with my paycheck.

I also found out that our school system had a serious flaw...we had no financial education in our school curriculum.
People who are highly educated often end up living a life of financial struggle no matter how hard they work.
A person spends 30 years working, retires and is still poor.

I decided to become financially literate.

In my quest for financial education, I found out something interesting...the secret of the rich & why the rich get richer & the poor/middle class often live a life of financial struggle.

1) The rich don't work for money but constantly spend their lives devising ways to make money work for them.

2) The rich spend the money they make investing in assets while the poor/middle class spend their money investing in liabilities.

What are assets and liabilities?

Assets are simply things that put money into your pocket while liabilities take money out of your pocket.
A good example is this...The car/cars you drive are liabilities because you spend money to maintain it , but a car you lease to UBER to drive for you is an asset because it generates money for you.

Now, why is Real estate a good asset and meets the criteria to financial freedom?

1) Real estate is a sure way of making money work for you.
2) Real estate is one of the best assets in the world that will likely appreciate in value.
3) The capital appreciation that's possible in real estate can be exponential (I met a client once who sold a plot of land he had in Lekki phase 1, Lagos for over 100 million naira.
He told me he bought that same land in the 90s for 150k!!)

All you need to do as a smart investor is to do your due diligence to be sure the real estate investment is genuine.

Real estate remains one of the best investments in the world since time immemorial because it continues to appreciate in value over time unlike other assets that depreciate in value & it's one of the best assets for people who want to have long lasting wealth that can last for generations.
