Before, before I used to think family land is automatically safe to buy.

Reality? Family land disputes are one of the biggest reasons buyers lose property in Lagos, sometimes years after the purchase, when a family member who never signed off suddenly resurfaces.

I have seen it happen too many times. A buyer negotiates with one representative of the family, pays in full, starts building, and then another principal member shows up claiming they never consented to the sale. What follows is years of litigation, sometimes even demolition, no matter how much money has already gone into the property.

Here is what you must verify before you buy family land:

Who are all the principal members of the family, not just the one negotiating with you?

Have all of them signed the sale agreement, not just one or two representatives?

Is there a family deed of ratification confirming the entire family agrees to the sale?

Has your lawyer conducted a proper search to confirm there is no ongoing family dispute over that land?

A single missing signature can cost you the entire property. Do not rely on verbal assurances from one family member, no matter how convincing they sound.

Before you commit money to any family land in Lagos, get a property lawyer involved from day one.

Reality : A gazette often means the government has acquired or earmarked that land check what it actually says before you buy.

Many buyers see the word “gazette” attached to a property and assume it is a good sign. That assumption alone has cost people millions.

A government gazette can mean several things, and not all of them are in your favor:

It could mean the land has been acquired by government for a specific purpose, roads, drainage, public infrastructure, which means it is not available for private ownership at all.

It could mean the land has been excised, released back for private allocation, which is actually a positive sign, but only if the excision is confirmed and properly documented.

It could also mean the land is earmarked for future government use, which puts your investment at risk even if no immediate action has been taken yet.

The word “gazette” on its own tells you nothing until you actually read what the gazette says and confirm its current status at the Land Registry.

Reality? A C of O can still be revoked if the land falls under government acquisition or the original allocation was flawed.

Many buyers relax once they see “C of O” and stop asking further questions. But a Certificate of Occupancy is not automatically bulletproof. Here is what most people do not know:

If the land was allocated in error, or the original allocation overlapped with land already under government acquisition, that C of O can be revoked, even years later.

Some C of Os were issued before certain government acquisitions were gazetted, which creates a conflict that surfaces only when you try to sell, develop, or when government carries out a review.

A genuine-looking C of O does not automatically mean the land is free from disputes, especially community or family land claims that predate the allocation.

Having a C of O is important, but it is not the final step. You still need to verify it at the Land Registry, confirm there is no acquisition status attached to that parcel, and check the history of the allocation itself.
