Not every property is a good investment.

And one of the biggest mistakes I see property buyers make is assuming that because a property is real, it must automatically be a good investment.
It doesn't.

A property can be genuine and still be the wrong investment for you.
Before I consider a property as an investment, I like to ask five questions.

1. WHAT IS THE LOCATION?
Don't only ask where the property is.
Ask:
What is happening around it?
Is infrastructure improving?
Is accessibility improving?
Is economic activity increasing?
Are people moving into the area?
Location is not just an address.
It is part of the investment thesis.

2. WHAT IS THE PROPERTY'S PURPOSE?
Are you buying to:
Build?
Hold?
Rent?
Resell?
Develop?
Preserve wealth?

Your objective determines what kind of property makes sense.

3. WHAT IS THE DOCUMENTATION?
Before thinking about appreciation, understand what you're actually buying.
What documentation exists?
Who owns the property?
What verification has been carried out?
A potential return means little if you haven't properly understood the asset.

4. WHAT IS DRIVING FUTURE DEMAND?
Ask:
Who will want this property in the future?
Population growth?
Businesses?
Infrastructure?
Residential development?
Commercial activity?
Connectivity?

You want to understand the forces that could influence demand.

5. DOES IT FIT YOUR FINANCIAL PLAN?
This one is often ignored.
A property may be excellent and still be unsuitable for your current:
Budget
Timeline
Cash flow
Risk tolerance
Investment objective

Don't buy an investment simply because someone tells you:
"This is the next big thing."
Understand how it fits your own plan.

MY RULE
Don't ask only:
"How much can this property make me?"
Ask:
"Why should this property become more valuable, and what could go wrong?"

That's a much better investment question.
