Buying land in Lagos like I always say can be one of the best investments you’ll ever make, but buying in the wrong location without proper checks can lead to financial loss, legal disputes, or even demolition.

Here are five locations where you should exercise extreme caution before purchasing land.

1. Government Acquisition Areas

Never buy land that falls under committed government acquisition unless you have verified that it has been officially released or regularised. Such land may be subject to demolition or repossession by the government.

Always conduct a search at the Lagos State Lands Bureau before making payment.

2. Land Under High-Tension Power Lines

Land located directly beneath or within the statutory setback of high-voltage electricity transmission lines poses serious safety risks and may be unsuitable for residential development. Development on such land may also be restricted by law.

3. Flood-Prone Areas

Exercise caution when buying land in areas that have a history of flooding or poor drainage. Flooding can cause structural damage, reduce property value and increase maintenance costs.
